Timmermans Urban Planning Group, Faculty of Architecture TU/e [email protected] In the second term of 2006 Jakarta, the capital city of Indonesia experienced the largest retail growth in the Asian Pacific region. With more than 130 centers in 2010, the growth of Jakarta’s shopping centers is not only reflected in numbers but also in their physical size. In part, this evolution of shopping centers reflects the globalization of shopping centers development and major retailers. The location, composition and design of such centers strongly resemble other shopping centers in the Asian Pacific and the United States. At the same time, however, other centers seem more unique to Indonesia. In that sense, it is rather difficult to univocally assign these centers to the categories used in the classification suggested by International Council on Shopping Center Classifications (ICSC). The purpose of this paper is to describe and analyze the evolution of shopping centers in Jakarta using data from 1960-2010. To identify patterns of evolution hierarchical cluster analysis was employed. The first step is to measure similarity and dissimilarity between samples. The second step is to label and explain the clusters that had been found. The findings suggest three clusters of evolutionary patterns; classic shopping center, modern contemporary shopping center, and modern local shopping center. In addition to the city-level description of the evolution of shopping centers in Jakarta, a more detailed account will be given of each cluster.

    1 BAB I PENDAHULUAN A. Latar Belakang Masalah Pertumbuhan industri ritel yang pesat menuntut produsen menyiapkan saluran distribusi yang efektif. Beberapa produsen tidak langsung menjual barang mereka kepada konsumen, untuk itu terdapat saluran pemasaran yang digunakan untuk menghubungkan antara produsen dan konsumen, yang mana saluran pemasaran tersebut kita kenal sebagai pengecer (retailer). Dilansir dari media data Asosiasi Perusahaan Ritel Indonesia (APRINDO), sejak tahun 2004-2008 pertumbuhan gerai bisnis ritel jenis hypermarket sangat tinggi yakni sebesar 39,8% pertahunnya, yang mana angka pertumbuhan tersebut lebik baik apabila dibandingkan dengan pertumbuhan bisnis ritel jenis supermarket maupun minimarket. Pertumbuhan jumlah gerai yang begitu cepat menunjukkan adanya sambutan baik oleh konsumen tanah air terhadap bisnis ritel jenis hypermarket1. Berdasarkan data yang dihimpun pada tahun 2008, penyebaran geografis gerai hypermarket paling banyak tersebar di Pulau Jawa. Salah satu pemain dalam bisnis ritel jenis hypermarket ini adalah PT. Lotte Mart Indonesia yang membawahi Lotte Mart Hypermarket. Hingga saat ini, Lotte Mart Hypermarket memiliki 14 gerai yang tersebar di seluruh Indonesia dan enam diantaranya berada di wilayah DKI Jakarta.
