Southeast Asian Studies, Vol. 38, No.4, March 2001 Only Yesterday in Jakarta: Property Boom and Consumptive Trends in the Late New Order Metropolitan City ARAI Kenichiro* Abstract The development of the property industry in and around Jakarta during the last decade was really conspicuous. Various skyscrapers, shopping malls, luxurious housing estates, condominiums, hotels and golf courses have significantly changed both the outlook and the spatial order of the metropolitan area. Behind the development was the government's policy of deregulation, which encouraged the active involvement of the private sector in urban development. The change was accompanied by various consumptive trends such as the golf and cafe boom, shopping in gor geous shopping centers, and so on. The dominant values of ruling elites became extremely con sumptive, and this had a pervasive influence on general society. In line with this change, the emergence of a middle class attracted the attention of many observers. The salient feature of this new "middle class" was their consumptive lifestyle that parallels that of middle class as in developed countries. Thus it was the various new consumer goods and services mentioned above, and the new places of consumption that made their presence visible. After widespread land speculation and enormous oversupply of property products, the property boom turned to bust, leaving massive non-performing loans. Although the boom was not sustainable and it largely alienated urban lower strata, the boom and resulting bust represented one of the most dynamic aspect of the late New Order Indonesian society. We have known that level of user satisfaction is relatively depend on the whole situation of trip service variables in the city. The two main attributes that be user’s consideration as the measurement of transit service is travel time and waiting time of transit user. Those time are influenced by the characteristic of the user and the purpose of the user trip. So that is very important to know the time value of both travel time and waiting time of transit user. The time value must depend on various of trip purpose and user characteristic. The stated pereference survey method is applied on the quesionaire to get the data of user preference. Those time value will be differentiate by the trip purpose and the kind of transit (public transportation) service like Bus, Metromini/ Kopaja (Medium Bus) and Mikrolet (Micro Bus). BACKGROUND Public transportation or Transit in Jakarta reached 140,000 vehicles and serving 53 routes, which inappropriate vehicle condition or vehicle’ages is more than 12 years. -

BAB 2 DATA DAN ANALISA 2.1 SUMBER DATA Sumber data dan informasi yang dibutuhkan untuk mendukung proyek Tugas Akhir ini diambil dari berbagai sumber, diantaranya : 1. Literatur Mengumpulkan data melalui beberapa buku yang membahas beberapa makanan di kawasan Kelapa Gading. Dapat berupa pengumpulan data dari iklan-iklan tempat makan yang ada atau brosur menu makanan. 2. Wawancara / Interview Metode pengumpulan data dengan melakukan tanya jawab dengan pihak terkait yang menjadi pendukung dalam data yang diterima. 3. Pengamatan atau survey langsung ke lapangan Melakukan pencarian data langsung kebeberapa tempat makan yang menjadi tempat makan rekomendasi. 4. Browsing (Internet) Mencari data dengan menggunakan media internet untuk pengumpulan data- data tempat makan seperti peta buta, lokasi, jam operasional, harga (jika memungkinkan) dan nomor telepon. Untuk pengumpulan data lainnya seperti refrensi-refrensi buku dan layout. 2.2 DATA LOKASI 2.2.1 Letak Geografis Kelapa Gading Wilayah Kelapa Gading dan sekitarnya terletak pada arah timur laut kota Jakarta. Dengan kecamatan Kelapa Gading dan 3 kelurahan yaitu Kelapa Gading Barat, Kelapa Gading Timur dan Pegangsaan Dua. Kelurahan Kelapa Gading Barat dan Kelurahan Kelapa Gading Timur memiliki kode pos 14240, sedangkan Kelurahan Pegangsaan Dua memiliki kode pos 14250. 2.2.2 Sejarah Kelapa Gading Kelapa Gading merupakan wilayah kecamatan di Indonesia yang terletak di Kota Jakarta Utara. Kecamatan ini merupakan daerah yang dikembangkan oleh perusahaan properti Summarecon Agung sejak tahun 1975. Tahun 1970-an, Kecamatan Kelapa Gading masih dikenal sebagai daerah rawa dan persawahan, kini Kelapa Gading telah berubah menjadi kawasan yang tertata baik dan berkembang pesat.
