    Southeast Asian Studies, Vol. 38, No.4, March 2001 Only Yesterday in Jakarta: Property Boom and Consumptive Trends in the Late New Order Metropolitan City ARAI Kenichiro* Abstract The development of the property industry in and around Jakarta during the last decade was really conspicuous. Various skyscrapers, shopping malls, luxurious housing estates, condominiums, hotels and golf courses have significantly changed both the outlook and the spatial order of the metropolitan area. Behind the development was the government's policy of deregulation, which encouraged the active involvement of the private sector in urban development. The change was accompanied by various consumptive trends such as the golf and cafe boom, shopping in gor­ geous shopping centers, and so on. The dominant values of ruling elites became extremely con­ sumptive, and this had a pervasive influence on general society. In line with this change, the emergence of a middle class attracted the attention of many observers. The salient feature of this new "middle class" was their consumptive lifestyle that parallels that of middle class as in developed countries. Thus it was the various new consumer goods and services mentioned above, and the new places of consumption that made their presence visible. After widespread land speculation and enormous oversupply of property products, the property boom turned to bust, leaving massive non-performing loans. Although the boom was not sustainable and it largely alienated urban lower strata, the boom and resulting bust represented one of the most dynamic aspect of the late New Order Indonesian society. This article starts with Chris Barker’s statement about city and urban as text in his phenomenal book, Cultural Studies, Theory and Practice. The city as a complex subject has been transformed into the representation of urban culture. In the post-modernism view, urban culture as cultural space and cultural studies’ sites have significantly pointed to became communications discourse and also part of the identity of Semiology. This article uses semiotics of Saussure for the research methods. Surabaya and Jakarta have been chosen for the objects of this article. The result of this article is describing the significant view of architecture science helps the semiotics in cultural studies. In another way, city’s architecture becomes the strong identity of urban culture in Jakarta and Surabaya. SUPPLY: Mostly from Supporting Retail Center Chg Forecast In the last quarter of 2019, 3 new retail centers were completed in Jakarta, namely Elysee, Citra Xperience, and Taman Anggrek HUBlife. These 3 1.3% supporting retail centers added approximately 21,100 sqm of retail space to the market. Base Rent Growth Until the end of 2020, a further 246,500 sqm of retail space is expected to enter the market. All of these future supplies are retail centers for lease. 18.9% Should these proposed new centers meet their completion schedules, the total supply within Jakarta will reach 4,720,500 sqm by the end of 2020. Vacancy Rate DEMAND: Modest Leasing Activity Occupancy rate stayed relatively stable at 81.1%, a decline by 0.5% since the last quarter due to general movement of tenants within retail 28,100sqm centers. Occupancy level of retail centers in Jakarta is projected to remain stable in the year to come, as proposed retail centers scheduled to be YTD New Completions completed in 2020 are expected to perform well upon completion. Kawan Lama Group replaced the space left by Central Department Store in Neo Soho Mall by opening nine of their business units (comprising Ace Hardware, Informa, Toys Kingdom, etc.) at one time.
