Santiago is the largest island both by population and geographically. Ap- proximately one fifth of the population of Cape Verde live on Santiago. The capital Praia is located on the southern side of the island, where the international airport is located. Praia is a 6 ½ hour flight from Zurich via Lisbon, from there it is a 62 km drive from Praia International Airport to Casa Mora- beza in Ribeira da Prata. PLACES IN THE NEIGHBOURHOOD From the famous «black beach» of Ribeira da Prata to the village of Tarrafal is a mere 7 minutes by car. Tarrafal offers a wonderful sandy beach and a hive of activity including shopping facilities, weekly markets, restaurants and bars as well as a post office and two banks. In addition, there is a wide range of leisure activities available to residents and guests of the island such as snorkelling, boat trips, surfing, fishing and much more. A smaller village called Chão Bom is in walking distance which also has shops and restaurants. Beach of Tarrafal ▶ Casa Morabeza | Project Prospectus | 5 casaS ANTAO -morabeza AP V E RE N PROJECT «THE CLIFF» SUSTAINABLE OVERALL PROJECT The Casa Morabeza project launched on the private initia- tive of the developers, Jessica and Roger Russenberger, and forms part of the broader project called «The Cliff», a small villa settlement with unsurpassed and sustainable infra- structure. The Cliff will be equipped with a water desalina- tion plant and a solar park to generate environmentally friendly renewable energy. Accordingly, the power supply to will be completely self-sufficient. The Cliff will also have access to public utilities (eg. water, telecommunications, internet) and access roads are also guaranteed. The project is economically sustainable as all construc- tion work is carried out with locally available materials and resources. As such the development provides a boost to the local economy in the Tarrafal, Chão Bom and Ribeira da Prata regions. ADDITIONAL INFRASTRUCTURE In addition to the water desalination plant and solar park, new roads and a community centre are currently under construction to accommodate the increasing demand on the island. NUMBER OF APARTMENTS The project comprises a total of 3 residences of which are 2 maisonette apart- ments and 1 penthouse apartment. ACCESS Access is gained by the private road situated at the front of the complex leading directly into the 3 private garages. GARAGES 3 separate double garages, 1 per residence, with direct access to the staircase and lift. LIFT The lift and the staircase lead from the garage floor directly to the respective apartment. RIGHTS OF USE EASEMENTS The easements necessary for the development are regulated by the developers and entered in the land register, accordingly after the completion of the building the legal implications are regulated. CONSTRUCTION STANDARD The construction will be carried out in accordance with European standards which are an internationally recognised as a leading standard. ARCHITECTURE The plans for the construction have been drawn up by the architectural office Schaufelbühl Architekten GmbH from Bremgarten, Switzerland. EXECUTION The construction as well as the interior fittings will be carried out by local Cape Verdean construction and joinery businesses. The construction will be managed by the onsite project manager, an engineer from Germany. ROOF Wooden roof construction of Cascinha wood with red clay tiles. FACADE The façade is made of a sustainable cement-sand plaster giving the complex a modern look which will also withstanding the sunny coastal elements. SURROUNDINGS The overall concept of the design fits seamlessly into the surrounding landscape. Where possible sustainable materials are utilised and sourced locally. WATER | WASTE WATER The water is drawn from the sustainable infrastructure of the overall project «The Cliff». A three-chamber biological treatment plant will be built for the waste- water. In such a modern plant the wastewater is anaerobically decomposed. Therefore there are no segregation residues. POWER SUPPLY «The Cliff» will have a designated solar park to generate environmentally friendly renewable energy.
