The Toft Hotel and Rutland Country Golf Club both have 18 hole golf courses and are around 5 miles distant. Grammar schools are at Bourne and Grantham, with the preparatory schools of Witham Hall and Copthill also close by. ACCOMMODATION Careby Manor is a substantial Grade II Listed Georgian period property with high ceilings, believed to date in part from the late 17th century. The property sits within approximately 10 acres of landscaped gardens and paddocks and is available as a whole or in three lots. The property is approached via a cast iron gated gravelled driveway which sweeps down past the east side of the house to the garaging. On entering the property from this easterly point, up a series of limestone steps leading to the solid oak front door, there is a reception hallway with stairs to the first and lower ground floors, doors to the kitchen, dining room and rear hall, and a window with working shutters. The spacious kitchen/breakfast room features a range of wall and base cupboards with built in fridge-freezer, granite worktops and a ceramic butler’s sink. There are two sash windows with working shutters. The dining room has a large open fireplace, wood flooring, exposed beam work, two sash windows with working shutters and a fixed window with deep cill, also with working shutters. From the rear hall can be accessed the drawing room which has wonderful proportions, a fireplace with Clearview wood burner, wood flooring, original panelling and a beautiful pair of full-length French doors, complete with shutters, which open out onto formal gardens, as well as a doorway into the rear hall. Double doors open from the drawing room into the snug which has a window overlooking a courtyard and a doorway into the rear hall. The rear hall gives access to the downstairs cloakroom and has a large period door opening onto the formal garden. On the first floor is a partially galleried landing leading to three spacious bedrooms, two with ensuite bathrooms, a family bathroom, additional separate WC and large airing cupboard/dressing room to the master bedroom. The house benefits from a logical flowing layout. The well-proportioned master bedroom is fitted with two large wardrobes and a walk in dressing room, wood flooring, working fireplace with Clearview wood burner and two sash windows offering beautiful views across the landscaped gardens and countryside beyond. The ensuite bathroom also has an attractive sash window with similar vistas over the formal gardens and beyond. The largest bedroom is fully wood panelled with east facing sash windows, wood flooring and a working fireplace with Clearview wood burner. The third double bedroom on this floor is also east facing with wooden flooring, two window seats, sash windows and ensuite bathroom. On the second floor, there are five further bedrooms, three east facing and two south facing with stunning views over the gardens and lime tree. One bedroom has an open fireplace and one a boarded-up Victorian fireplace. There is also a large roof space running the length of the house above the second floor with access from two hatches at either end of the house. The lower ground floor is extensive and runs the full length of the house, with a range of useful rooms with windows to easterly and westerly aspects. Comprising of a boiler room, store/pantry, game larder, wine store, laundry room, ironing room, playroom, as well as further additional space. There is also a door to a large shared sheltered courtyard area at the back of the property where the oil tank and one of the septic tanks is located and where there is access through another set of double gates from the road. GARDENS AND GROUNDS The rich array of gardens at Careby Manor are sheltered and contain a large number of mature shrubs and trees, including a magnificent 400 year old lime tree often surrounded by a carpet of pink and purple cyclamens. Close to the house, hornbeam and purple beech hedges, as well as informal shrub and tree screens, have been developed to create walkways, a sunken garden, south facing formal terrace garden with pond and greener areas where planting is informal but structured. Next to the lime tree an entrance leads to further walkway ‘secret’ style gardens including a large lawned area within a walled garden bordered by shrubs and a beautiful cherry tree walk. From January to May the ground beneath the trees is carpeted with a succession of bulbs and flowers, including snowdrops, aconites, crocuses and narcissi, cowslips and others. Beyond the formal garden boundaries there is an orchard of plums, apples, pears and cherries, a woodland area and land containing a large variety of trees and plants leading down to the River Glen. Areas are separated in part by beautiful limestone and Victorian brick walls. A timber stable block on a concrete hard standing provides three stables, fodder store and tack room. A five acre fenced paddock with the added benefit of a spring water feeding trough can be easily accessed from the stables and is also bordered by the river. The majority of this paddock is sheltered by a double belt of poplar trees. There are also two sheds near the stables and woodland area and there is a large hard-standing area near the double garage and greenhouse for additional parking, composting and/or storage. There are numerous water taps located around the property including at the garage, by an area of vegetable beds and next to the driveway and house. Two further fenced paddocks of approximately 2.25 acres (Lot 2) and 0.75 acres (Lot 3) immediately across the road on the north side of the street are available by separate negotiation.
