Lewisham Homes hosts London Fire Brigade trainees

On 18 March, London Fire Brigade trainee fire safety inspecting officers visited Hatfield Close in New Cross to view the new cladding system being installed. Lewisham Homes’ fire risk manager Charles Brown hosted the visit, alongside principal contractor United Living’s site manager Tom Weal. This is part of the on-going partnership working between Lewisham Homes and the London Fire Brigade. This project was unable to go ahead due to the pandemic, but we were able to redirect the funding to Catbytes – a Lewisham-based community interest company.

Community Investment Fund 2021 winners Towards the end of last year we welcomed applications for the second round of our Community Investment Fund. Success in recouping leak costs from absent leaseholder

Plumbing leaks between flats can become major problems when our repairs team isn’t given access to the relevant property, or when leaseholders fail to meet their repair obligations. We recently won a court case involving a leasehold property leaking into a tenanted property below. Damp, mould and condensation

Our recent stock condition survey identified around 2,400 homes suffering from damp. The properties are susceptible to damp due to their construction and condition. We will be undertaking works to these homes under our stock investment programme starting later this year. As well as improving the condition of our stock to prevent damp, we are also working to ensure we effectively deal with responsive repair issues like plumbing leaks between flats. As part of the recent restructure of our repairs service, we now have a specialist damp surveying resource, who assess and manage damp cases and also instruct works. We are seeking to be more proactive with leaks and to ensure we manage these cases until they are fully resolved. To assist with this, we have engaged a specialist ‘track and trace’ company to resolve complex water leak cases.
