Dolydd Pontsian Llandysul Ceredigion. SA44 4UL £165,000 Dolydd Pontsian Llandysul Ceredigion. SA44 4UL £165,000 • 3 bed end of terrace cottage • Approx. 1.3 acres of land • Off road parking • Character traditional cottage • Would benefit from some modernisation • Close to local shop • Grade II listed Ref: PRA10330 Viewing Instructions: Strictly By Appointment Only General Description Dolydd is a character Grade II listed 3 bed end of terrace stone cottage with approx. 1.3 acres about 200m away. The cottage has lots of early features, but would benefit from some modernisation. It offers open plan living space downstairs with two double and one single bedroom upstairs. It is set in a corner location in a pleasant village. It is handily located close to the village shop. It comes with off-road parking for 2 or 3 cars. It is a short drive to the popular town of Lampeter, some 7 miles away and within easy reach of the Cardigan bay coast. Dolydd represents a sensibly priced smallholding for those on a restricted budget. Accommodation Living Room (12' 6" x 11' 10") or (3.80m x 3.60m) Featuring a beautiful working range with multi-fuel stove to the front of the open fire; Beamed ceiling; Two windows to the front; Stairs rise; Opens into Kitchen (17' 9" x 8' 0") or (5.40m x 2.45m) Double bowl sink unit; Oil-fired range providing cooking, hot water and central heating; Plumbing for washing machine; Electric cooker point; Walk-in pantry; Steps rise to exterior door; Window to side. Sitting room Wood panelled walls to dado height; Beamed ceiling; Radiator; Window to front and side. Landing Bedroom 1 (15' 9" x 9' 10") or (4.80m x 3.00m) Radiator; Window to front. En Suite Corner bath, vanity basin and WC in blue; Tiled splash backs; Radiator; Window to side. Shower Room Shower enclosure, basin and WC; Built-in linen cupboard; Radiator. Bedroom 2 (8' 6" Max x 6' 9" Max) or (2.60m Max x 2.05m Max) Window to front. Bedroom 3 (12' 8" x 11' 8") or (3.85m x 3.55m) Window to side; Radiator; Previously divided into two separate rooms. Externally The cottage sits on the corner of two roads. It is the end property in a terrace. To the side of the property is a pathway which gives access to a small area of garden and is also a right of way to the rear of other houses in the terrace. Almost opposite this access way is an area of off-road parking belonging to the cottage. There is room to park two or three cars on this area and probably enough room to build a garage if desired (and subject to consent). About 200 yards along the road, the property owns two parcels of land. On one side there is about one acre of sloping grazing land. On the other side of the road is an area of about 0.3 of an acre which is divided into two. The larger section is flat and would make an ideal sand school for anyone with a horse. The current owner uses it for a winter turnout. Equally, it would provide a place to site a poly-tunnel if desired The smaller area is laid to grass but is very sheltered and could provide a good place to grow vegetables or keep chickens. The lane is quiet and it takes less than a minute to reach the land from the cottage by foot. The property also owns an old stone barn sitting on its own plot, close to the cottage. This has had planning in the past for a house. Whilst this has lapsed, the owner would consider selling this along with the cottage, but by separate negotiation. Services Mains electricity, mains water, mains drainage Tenure We are informed that the tenure is Freehold Council Tax Band C Directions From Newcastle Emlyn town centre, cross the river and turn right at the mini-roundabout in the direction of Lampeter. We bring you an entertaining article in Welsh, by Lillian Llewelyn regarding her first year as a beekeeper, … if anyone could become a beekeeper in 2012 and remain one, into 2013 with a smile, that’s the best endorsement for our chosen hobby I’ve seen in quite some time! She gives a vigorous thumbs-up to the West Glamorgan Bee- keeping Association not only for their well-run courses for begin- ners but also for their welcoming membership.
