Considering Sites for Development in and Parish Site Information Pack This pack contains: A Site Information Table This table sets out information about the constraints and opportunities for each site which have been considered. Depending on the constraints identified, we have concluded that there are either ‘significant constraints’ to development or ‘limited constraints’ to development. Site Maps These maps shows all of the sites which have been considered as part of this exercise.

Constraint Maps These maps show the different constraints, such as conservation areas, flood zones For more information and wildlife sites. and West Place Making Team Follaton House, Plymouth Road, , TQ9 5NE Email ‐ [email protected] www.southhams.gov.uk www.facebook.com/southhamsdistrictcouncil www.twitter.com/SouthHams_DC

Halwell and Moreleigh - General Comments are small settlements located in the east of the district. They have a very limited provision of local services. Due to the lack of facilities in this location, any development will lead to an increase in use of the private car. Further assessments will be required to understand whether the area in general is a suitable location for development. The designated primary school is Harbertonford Primary which has limited capacity and is not capable of expansion. Contributions towards facilities and transport may be required from new development. The designated secondary school is King Edward VI Community College, Totnes which currently has capacity but contributions towards facilities and transport may be required from new development.

Access The site immediately adjoins the village but would represent a very large-scale expansion. Landscape and Ecology Parts of the site could have an impact on the wider landscape. Views of the church across the western part of the site from the main road are a local feature. The whole of the site is within the SAC buffer. Due to the significant constraints Heritage and Archaeology identified due to its location and Land East of Crocadon Meadows, No constraints have been identified at this stage but further assessment may be required as part of any pre-application process. Significant SH_22_01_13/16 4.79 scale, the site is not considered Halwell Flood risk, water quality and drainage Constraints to have potential for No constraints have been identified at this stage but further assessment may be required as part of any pre-application process. development at this time Contamination and Environmental Health No constraints have been identified at this stage but further assessment may be required as part of any pre-application process. Other A footpath and overhead power lines run across the site

Access Very small site located alongside the road through the village. The site has good connectivity to the existing village. Insufficient frontage to form visibility splay. Landscape and Ecology There is a local wildlife site designation to the north. The whole of the site is within the SAC buffer. Heritage and Archaeology Site is below threshold and The site is close to the listed church. Significant SH_22_08_13 Land North of Halwell 0.14 therefore its size is a significant Flood risk, water quality and drainage constraints constraint No constraints have been identified at this stage but further assessment may be required as part of any pre-application process. Contamination and Environmental Health No constraints have been identified at this stage but further assessment may be required as part of any pre-application process. Other No other constraints have been identified at this stage but further assessment may be required as part of any pre-application process.

Access The site is located at the end of a small residential cul-de-sac. Served by private road with poor junction, potentially land locked. Landscape and Ecology The whole of the site is within the SAC buffer. Due to the significant Heritage and Archaeology constraints identified relating to No constraints have been identified at this stage but further assessment may be required as part of any pre-application process.
