An historic town that sits on the mouth of the River Dart, arguably one of the most beautiful rivers in Europe. The Dart is navigable for about 10 miles up to the market town of Totnes passing by unspoilt villages and countryside and the wine estate at Sharpham. The town dates back to the 1100s and today has a population of just over 5,000. Many of the streets and houses date back to Elizabethan times and are a patchwork of narrow lanes and stone stairways. There are many ancient listed buildings including the Butterwalk and the Cherub Inn and the quayside of Bayards Cove marks the spot from which the Pilgrim Fathers sailed in 1620. Dartmouth, today, is a vibrant place to live with many good shops including branches of Boots, Marks and Spencer Food and a Sainsbury’s on the outskirts. Local produce, particularly seafood and dairy products are abundant in specialist shops and delicatessens. Waitrose, Tesco, Sainsbury etc offer home delivery. Dartmouth is a popular destination for visitors, many arriving by boat. There is a wide range of restaurants ranging from fine dining at Mitch Tonks Seahorse to a proper French bakery and cafe. Two golf courses are close by, just outside Dartmouth and at Churston. There is a sports centre and a new indoor swimming pool which opened in 2016. The Flavel Art Centre is open every day and provides an extensive programme of theatre, music, film and regular live links with the National Theatre, Royal Opera House etc. The Centre is the home of numerous clubs ranging from NADFAS, U3A to bridge, pilates and dance. Dartmouth has three marinas and boat moorings are available from the harbour authority. Popular destinations are the Channel Islands, Scilly Isles, France as well as the Devon and Cornish ports and, of course, the river itself. Blackpool Sands beach is just over a mile away from Higher Ash Farm. Walkers have the choice of the South West Coastal path with wonderful views along the coast or they can enjoy the very different scenery on Dartmoor. Totnes is about 14 miles away and is a popular shopping destination. There are regular intercity trains to London, the Midlands and up to Scotland. Exeter offers extensive shopping including a recently opened branch of John Lewis. Exeter airport is about one hour away and there are flights to destinations throughout the UK and mainland Europe. 63 A SUMMARY CATALOGUE OF MONUMENTAL ART, EXISTING IN PARISH CHURCHES. BEDFORDSHIRE. This Catalogue is not given as a perfect View of the remains of monumental art in the Bedfordshire churches ; but the works of Lysons a.nd Fisher, and access to a considerable portion of the collections of the latter, have enabled the compilers to render it pretty full and com• prehensive. Corrections, however, are requested, as well as contri• butions towards similar lists for other Counties, It may be generally understood, throughout the Catalogue, that, unless variations are ex• pressly described, Effigies are recumbent, in the size of life: and figures on Brass-plate« are represented at whole length ; and that the hands of both are joined in prayer. The language of the inscriptions is fol• lowed. The letter R. signifies the description to be taken from a rub• bing. The letter N. refers to the Bedfordshire Collection of J, B, Nichols, Esq. F.S.A. Painted Glass will be noticed, where known to exist; and Font,, if sculptured with bas-reliefs or arms. Features strictly architectural are not included. For the County of Norfolk a list of this kind, at lea.st to the extent of names and dates, is in great measure supplied by Mr. Dawson Tur• ner's Catalogue notice<l in a subsequent page. In Leicestershire, there is scarcely a monument of which Mr. Nichols bas not given an engrav• ing in his History. AMPTHILL, Brasses, 1. Nicholaus Harve miles, ob. 1532, in armour. They have a very limited provision of local services. Due to the lack of facilities in this location, any development will lead to an increase in use of the private car. Further assessments will be required to understand whether the area in general is a suitable location for development. The designated primary school is Harbertonford Primary which has limited capacity and is not capable of expansion. Contributions towards facilities and transport may be required from new development. The designated secondary school is King Edward VI Community College, Totnes which currently has capacity but contributions towards facilities and transport may be required from new development.

Beech Grove Halwell | Totnes | Devon | TQ9 7LA SELLER INSIGHT My husband and I moved to Beech Grove approximately twelve years ago. Having grown up with horses at home, it was my dream to find a house with land, stables and potential. We had a sand school put in a few years ago and I have thoroughly enjoyed my horses in this beautiful location. We have obtained planning permission for a four bedroom house to be built on the site, but have been happy living in our current house and now want to hand over the reins to a new purchaser to enjoy all that is on offer here. We no longer have horses at the property, so feel it is time for a new chapter in our lives. We will greatly miss the beauty of the area.”* * These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. STEP INSIDE Beech Grove Situated on the edge of Halwell and affording stunning views from it’s land, Beech Grove offers space, land and a quality lifestyle for the outdoor enthusiast. The property itself has been subject to two extensions which significantly enhance the living space of this three bedroom home. To the rear, is an extension providing a large, light, living space and the garage has been converted to provide a spacious dual aspect master bedroom with en suite facilities.
