Malt House Chart Road | Chart Sutton | Maidstone | Kent | ME17 3RA Malt House Chart Road | Chart Sutton | Maidstone | Kent | ME17 3RA Seller Insight Malt House is an extremely attractive family home that occupies a superb location within the much sought-after village of Sutton Valence. The property was originally built in 1967, but in recent years it has been beautifully renovated both inside and out, and is now a wonderful contemporary family home. “I suppose it was a case of being in the right place at the right time that lead to my husband and I purchasing Malt House,” says Charlotte. “We were looking for a new home and while driving our children to school one day we happened to notice that this house had just come onto the market. From the outside the house definitely had the look of a tired 1960s home, and it was this that really appealed to us as we’ve renovated a number of properties over the years, so we jumped at the chance to buy it” By adding sash windows and taking down a section of the garage to widen the frontage we’ve given it the look of a lovely old Georgian property. Internally the layout consisted of lots of small rooms, so on the ground floor we knocked through to create a really fabulous open-plan kitchen, dining and living area with bi-fold doors that open out onto the garden. We also created three large en-suite bedrooms on the first floor, then added a completely new second floor, which is where we have our master suite complete with huge dressing room – although it’s comfortably big enough to be used as a fifth bedroom. I’d say that we’ve transformed what was a rather unremarkable house into a really spacious and beautiful family home.” “Just like the house itself, the garden has also been completely transformed,” continues Charlotte. “Beyond the bi-fold doors we have a beautiful raised terrace that takes in a glorious panorama of the Weald. We spend hours out there, especially in the summertime when it becomes a beautiful extension of the living space. From there steps lead down to the plunge pool, which also has swim jet; my husband and children use it for exercise when the weather is warm. The rest of the garden is laid to lawn and leads to a pretty orchard right at the end.” “The main living space is all about family life and entertaining,” says Charlotte. “It’s ideal day-to-day because we can all be together without feeling on top of one another, and we have this lovely big space that’s ideal for parties or family get-togethers.” “In my opinion the location couldn’t be more perfect,” says Charlotte. “At one end of the road we have the prep school and at the other is the senior school; we’re in a beautiful village location, but close to major towns such as Ashford and Maidstone, and the transport links are excellent.” “In terms of the main living space we definitely designed it to take advantage of the quite spectacular views,” says Charlotte. “As soon as you walk in you are presented with this magnificent, far-reaching vista; I’d go so far as to say we’ve probably got the best view of all the properties on the road.” “We’ve decided to renovate yet another property, but I will be sad to leave Malt House,” says Charlotte. “There’s so much about it that I’ll miss, but I suppose most of all it will be those spectacular views.” * These comments are the personal views of the current owner and are included as an insight into life at the prop- erty. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. Step inside Malt House This fine home sits beautifully in an elevated position over looking the Weald of Kent on the edges of Sutton Valence. The property boasts very generous levels of accommodation, with five bedrooms served by four en-suites on the upper floors plus an exquisite open plan area to the ground floor which will not fail to impress. All the fittings throughout are contemporary in their styling, with the kitchen being a particularly high specification example. Externally, the property has an impressive low maintenance garden that incorporates a small pool with an exercise jet and a very large decked entertainment area. This area is extremely popular with those that may require the private school facilities found in Sutton Valence or with those that may benefit from the convenient amenities of Headcorn, which offers a mainline rail service to London in little over an hour. Sutton Valence and neighbouring Chart Sutton are found to the south of Maidstone, which itself offers secondary schools and four grammar schools. Additional facilities include excellent retail and leisure facilities plus three rail stations. The M20 motorway is also nearby with access to the capital, coast, channel tunnel and channel ports all very convenient. Sue Bassett suggested having a raise and lower in peal session in the church and other activities such as a picnic or similar, and maybe a rounders match, nearby. These suggestions met with approval from the Meeting.
