Old cement factory Podsused Poreč, 11th November 2015 info @m-chanaan.hr THE PROJECT DETAILS The subject of the project is a former cement factory on the edge of Zagreb, in the industrial zone of city district Podsused - Vrapče. The project area extends to approximately 12,400 m2, in the immediate vicinity of the Bologna Alley . Due to its location, existing buildings and construction possibilities defined by spatial plan of the City of Zagreb, the project provides an opportunity for the protection and adaptive reuse of the old cement factory, as a significant industrial heritage and trademark of the western part of the city, in the attractive multifunctional urban area with various facilities. Total project area: cca.12.400 m2 Built surface area: approx. 8,000 m2 Total built area: approx. 20,000 m2 Green area: approx. 4.500 m2 PRICE OF THE PROJECT : € 1.35 million Project Old cement factory Podsused POSITION OF THE PROJECT IN CROATIA AND IN EUROPE Old cement factory is located in Zagreb, in northwestern Croatia, at the crossroads of important European transport routes and in the vicinity of large cities (Vienna, Budapest, Prague, Venice, Munich ...). STARA TVORNICA CEMENTA Project Old cement factory Podsused MICROLOCATION OF THE OLD CEMENT FACTORY Old cement factory is located in the industrial zone on the western edge of the city of Zagreb, at the intersection of the Prigornica Street and Bologna Alley. The location has direct access to the highways A2 and A3. Project Old cement factory Podsused CITY DISTRICT PODSUSED - VRAPČE District Podsused-Vrapče covers the westernmost part of the city of Zagreb. Southern, larger part of the districts area is urbanised and hilly northern part kept some rural features. In addition to the old cement factory, the identity of this neighborhood is associated with significant city roads which are leading to the city center extending in an east-west direction: Bologna Alley, Samoborska Road, Ilica, Karažnikova street and Hospital Street. On an area of 36,049 km2 here lives 42,360 residents (2001). Project Old cement factory Podsused Project scope area Project Old cement factory Podsused FACTORY COMPLEX Factory complex consists of the main building, chimney, 8 silos, canopy, own power plant (110 kW) and rail freight terminal. Multi-floor shell construction buildings have been built in a very attractive combination of concrete and brick in the ratio of 80:20. The factory has electricity, water and sewage. Project Old cement factory Podsused A BRIEF HISTORY OF CEMENT FACTORY The cement factory complex was built in the early 20th century (1908) and has made a significant contribution to the economic development of Podsused. Its first owner was Zagreb resident Felix Mandl, and in its beginnings the factory operated under the name "Croatia". Rich in limestone and marl and in the proximity of traffic routes, this was the perfect location for the factory of this kind. In the period after World War II the factory was nationalized and its name was changed to „Sloboda". In the post-war period cement factory employed several hundred workers, and continued to work until 1987. Nowadays the factory complex is considered a historic building complex of industrial architecture. View of the cement factory in the twenties of the 20th century Project Old cement factory Podsused CONSTRUCTION POSSIBILITIES Main Urban Development Plan of the City of Zagreb (7/2013) defines the area where the factory is located as a zone with purpose K1 - Business commercial purpose, where one can build a business, administrative, office, commercial and service facilities, city department stores, production without negative impact on the environment, utility – service facilities with accompanying warehouse premises and hotels. There is a building permit for a total area of 45,000 m2 (of which 15,000 m2 of underground levels). Building coverage ratio is 50%, with a maximum 6 stories allowed in height and 20% of green areas. Municipal charges are already paid. Graphical representation of the project area purpose from the Main Urban Development Plan of the City of Zagreb Project Old cement factory Podsused POTENTIAL CONCEPTUAL DESIGN The complex plant provides opportunities for many potential creative and innovative architectural solutions to revitalize and repurpose its attractive space, which makes it an inseparable part of the identity of this part of the city.
