The site is located in Mwyndy, Llantrisant approximately 16km northwest of within the unitary authority of Cynon Taf.

Junction 35 of the in approximately 1.5 km to the south. The primary access road to the site is the A4119 dual carriageway followed by a unclassified country lane for approximately 500m – 1km to the east.

Notable occupiers in close proximity to the site include The Barn public house, Maxibrite, Mwyndy Business Centre, Leekes Head Office and Lewis Civil Engineering.

Description

The available property consists of two elements:

+ Site A - comprising an 8.8 acre site with a disused dwelling and outbuildings.

+ Site B - comprising a former explosive bunker depot, greenfield land to the south and woodlands to the northeast. Total area of 39.26 acres.

SITE A

The disused dwelling was a former guard house and office building which is located to the front of the site, built around the late 1940’s/early 1950’s of rendered cavity brickwork elevations under a clay tiled roof.

The building was originally a pair of semi detached houses. The property was used as an office/house by previous users of the explosive depot, but since it was vacated several years ago the property has suffered severe vandalism and damage. The dwelling would require substantial refurbishment works to bring it back into a habitable state.

Externally there are outbuildings including an 8 bay workshop. The unit is of steel frame construction with brick elevations and an asbestos cement roof. The building has a maximum eves height of approximately 3.4m.

In addition, there is a party surfaced yard allowing turning/circulation and a field/paddock bounded by post and mesh fencing to the east. SITE B

The former explosive depot consists of 5 storage bunkers that are constructed of rendered brickwork elevations and concrete roofs. The bunkers have an internal headroom of 2.8m along with solid steel doors and a raised docking area. They are all surrounded by earth banks whilst the site itself is surrounded by a 6ft chain link and barbed wire fence, supported by concrete posts.

The greenfield land to the south of the bunkers consists of three parcels of land. Part of the land is overgrown whilst the other half is maintained.
