Stadtentwicklung Warenhäuser und Stadtentwiclung Nina Hangebruch Warenhäuser und Stadtentwicklung Von der Existenzkrise der Magneten der Innenstädte und Herausforderungen für die betroffenen Kommunen Aufgegebene Warenhäuser, für die es keine Nachfolgenutzung gibt, können we- sentliche Ausgangspunkte für Trading-down-Prozesse sein und erhebliche städte- bauliche Probleme auslösen – bis zur Verödung ganzer Einkaufslagen. Damit kann eine in erster Linie einzelwirtschaftliche Problematik mit ihren Folgewirkungen zu hohen volkswirtschaftlichen Schäden für die gesamte Stadt führen. Für die Kom- munen gilt es deshalb, sich auf den anhaltenden Strukturwandel im Einzelhandel und die Krise der Warenhäuser einzustellen und Lösungen zu fi nden, mit denen die Multifunktionalität und Vitalität der Zentren gesichert werden kann. Als Rudolph Karstadt 1881 in Wismar das „Tuch-, Manufac- Ausgangssituation tur- und Confectionsgeschäft Karstadt“ eröffnete, war das ein Stadt- und Handelsentwicklung weisen eine enge historische Meilenstein und Basis für eine mehr als hundertjährige Liai- Verbindung auf. Schon in der Antike hatten die Märkte als son zwischen Stadt und Handel. Doch mittlerweile befi nden Zentren städtischen Lebens eine herausragende Funktion für sich die Warenhäuser in einer tiefgreifenden Krise. 128 Jahre die Stadt(bildung). Farben bis zum Ende der Weimarer Republik, S. 1 Einleitung Zusammen mit seinen Vorläufern hat der I.G. Farben-Konzern die Geschichte der ersten Hälfte des 20. Jahrhunderts in exponierter Stellung mitgeprägt. Er be- herrschte die Chemieindustrie Mitteleuropas und kontrollierte große Teile des Weltmarkts für Farben, Arzneimittel und Zwischenprodukte. Mit seinen technolo- gischen Innovationen gehörte er zu den Begründern des Chemiezeitalters, das die gesamte Wirtschaftsstruktur veränderte. Auch die wirtschaftspolitischen Rahmenbedingungen gerieten zunehmend unter den Einfluss seiner leitenden Manager. Im Ersten Weltkrieg wurden sie zu Mitgestaltern einer aggressiven „Staatskonjunktur“, hinter der sich die Abgründe des Chemiewaffeneinsatzes, der Kriegsausweitung durch synthetische Sprengstoffe, der Ausnutzung der Annexi- onspolitik und der Ausbeutung von Zwangsarbeitern auftaten. März 1901 wurde in Zwickau das Warenhaus Ury Gebrüder, Zwickau / Leipzig durch die Gebrüder Moritz und Julius Ury gegründet. Leiter des Warenhauses in der damaligen Wilhelmstraße 9 – heute Hauptstraße – war Simon Schocken (1874–1929), der in die Eigentümerfamilie Ury eingeheiratet hatte. Im gleichen Jahr trat auch Salman Schocken auf das Angebot seines Bruders Simon Schocken hin dem Geschäft bei. 1904 gründeten die Brüder Schocken ihr erstes eigenes Kaufhaus in der Meinertstraße 18 in Oelsnitz/Erzgeb. Das Zwickauer Warenhaus ging 1906 in den alleinigen Besitz von Simon Schocken über, der dann 1907 gemeinsam mit Salman Schocken die Firma I. Schocken Söhne Zwickau gründete. Außerdem kam es zur Gründung einer Einkaufszentrale mit Sitz in Zwickau, die beide Warenhäuser belieferte. Zwischen 1909 und 1913 eröffnete das Unternehmen Warenhäuser u. a. in Aue, Planitz, Meißen, Zerbst, Cottbus und Frankenberg. Schocken expandierte bis 1930 zur viertgrößten Warenhauskette Deutschlands mit insgesamt 20 Filialen und Zwickau als Hauptbüro. Im Dezember 1921 wurde das Unternehmen zu einer Kommanditgesellschaft auf Aktien umgeformt. Die offene Handelsgesellschaft I. Schocken Söhne blieb Zentraleinkaufsbetrieb der Warenhäuser. In den 1920er-Jahren entwickelte sich der Schocken-Konzern dank der von Salman Schocken entwickelten Verkaufs- und Geschäftsstrategien, der sorgsamen Vorbereitung des Einkaufs, des Ausbaus leistungsfähiger Produktionsbetriebe und der stetigen Umsatzsteigerung in den Warenhäusern zu einem der erfolgreichsten Warenhausunternehmen in Deutschland. 1926 wurde die Filiale am Nürnberger Aufseßplatz eröffnet. Das Gebäude wurde von dem namhaften Architekten Erich Mendelsohn 1925 entworfen und galt als Meilenstein des Neuen Bauens in Nürnberg. -

Squeeze-outs in Germany: Determinants of the Announcement Effects Silvia Elsland a,∗ and Martin Weber a, b a Department of Banking and Finance, University of Mannheim, L 5.2, 68131 Mannheim, Germany b Centre for Economic Policy Research (CEPR), London, United Kingdom Abstract In this paper we analyze the response of stock returns to announce- ments of squeeze-outs on the German stock market from 2002-2003. In 2002 a squeeze-out right was incorporated into the German takeover regulations. Since its introduction more than 100 companies have used this instrument to buy out the remaining minority shareholders. Using event-study methodology we examine the abnormal performances on the day of as well as before and af- ter the announcement and analyze the determinants of the stock market reac- tion. We find that a squeeze-out announcement conveys new information to the market, yielding positive abnormal returns of the target company. How- ever, we also find that the market anticipates part of the positive effect. In a cross-sectional analysis we show that certain institutional characteristics de- termine the magnitude of the abnormal return. Apart from the economic im- plications, these findings admit inferences for the economic discussion about the role of the stock price in the determination of appropriate compensations in squeeze-outs.
