MAST Architects have been appointed by CCG (Scotland) to develop proposals for a new assisted living development for East Ayrshire Council and the Health and Social Care Partnership. The proposed development is located on Kilmarnock Road in Mauchline. The proposal occupies the site of the former Mauchline Games Hall and community centre.
The proposed accommodation reflects the Health and Social Care Partnership’s identified Housing need. The proposals comprise 13 assisted living flats, 6 of which are designed to meet the needs of wheelchair Deborah Brady East Ayrshire Council users, and an on-site staff base and 3 bungalows designed to meet the needs of wheelchair users. Nether Place Route to Kilmarnock Rd
There is currently an informal route through the site used by the community to connect from Nether Place to Kilmarnock Road. Kilmarnock Rd Due to the change in levels on the site, the current shortcut route is not DDA compliant, in terms of being a ramp of a suitable gradient for wheelchair users, and the level difference mean it would be difficult to incorporate an acceptable ramped solution within the site.
Nether Place The coverage from existing trees and tucked away location of the current route along with the proposed location of buildings on the development mean there would be no active surveillance of the path to satisfy Secure By Design.
Furthermore, as the proposal for this site is for Assisted Living accommodation, it would be inappropriate to continue allowing the site to serve as a shortcut from Nether Place to Kilmarnock Road.
There is currently a formal route, shown in image 4 of the previous page and below, leading from Nether Place to Kilmarnock Road. The use of this route as an alternative to cutting across the site is not a considerable increase in travel distance from Nether Place to Kilmarnock Rd.

The proposed accommodation and mix has been developed based on Health and Social Care Partnership’s identified housing need. Parking has been provided in line with the following; 1 resident’s parking space for each flat, 3 spaces for staff, 2 spaces per house and an additional 14 visitor parking bays. Parking provision is in accordance with Ayrshire Roads Alliance guidance.
