The south coasts of Devon and Cornwall, with their beautiful estuaries, beaches and coastal walks, are within easy reach as well as the rugged coastline of North Cornwall. Dartmoor National Park, with its 368 square miles of spectacular scenery and rugged granite tors, is literally on the doorstep. This heather clad moorland, with deep wooded valleys and rushing streams, provides unlimited opportunities for walking, riding and fishing. DESCRIPTION Originally a modest detached cottage constructed probably as two cottages possibly in the early 1800's, Bucktor was dramatically extended in the 1970's creating impressive and unusual space, which blends with the original accommodation surprisingly well and produces flexible space. Today the new custodian will want to adapt the property for the 21st century. Detached from the main house, yet close enough perhaps for a dependent relative but far enough away not to affect the privacy for say a holiday let, is a one bedroom annexe offering further expansion, and substantial income potential. The grounds are undoubtedly one of the finer features of this spectacular family home, extending to 19 acres. They are remarkably level considering the property is framed by the craggy Tors of the Dartmoor National Park. The grounds enjoy the same spectacular privacy as the house, bordered to the North by the River Walkham and the South by the single track lane that leads to the property. They largely consist of good grazing currently loosely separated into four paddocks, and the grazing let to a local farmer. There are three areas of established and historic woodland. Surrounding the house are Victorian gardens with a classic and elegant look. ACCOMMODATION Approached from a cattle grid the driveway is flanked by the formal gardens and the pond before sweeping past the house to a large parking area. The annexe has a church like feel with the dovecot tower. The main house has been dramatically extended, probably in the 1970s, with the addition of a large conservatory style extension which leads to a fabulous drawing room. In the original part of the house the cosy nature and character warmly greet you, passing through a hallway, which has potential for a home office. The sitting room and formal dining room are intersected by a warming fireplace, stairs rise to the first floor. The kitchen is divided into a useful galleried cooking area and a breakfast room perfect for informal dining. There is a large wine storage area, built into the side of the hill. Behind the kitchen is a utility room. To the first floor there are three bedrooms, the master enjoys ensuite facilities in addition to the family bathroom. ANNEXE There is a separate self-contained annexe with a sitting room/kitchenette, double bedroom and en-suite bathroom. This also has access to the garage. Additionally, there is an adjoining tack room. Beyond the annexe are the stables, workshop/ garage and further outbuildings. GARDENS AND GROUNDS The spectacular grounds around the house are enchanting. Largely consisting of level grassland, established and ancient deciduous woodland, the grounds are bordered by the stunning river Walkham which is a tributary of the River Tavy. This spate river is renowned for its brown and sea trout and the summer/autumn runs of salmon. We understand that Bucktor enjoys single bank fishing rights over 730 yards of the river, with two named pools and a number of other deep pools. There is a large naturally fed lake in front of the house itself which attracts wild ducks, kingfishers and an abundance of other wildlife. SERVICES Mains electricity, private water , septic tank drainage. LOCAL AUTHORITY West Devon Borough Council.
