Army Welfare Housing Organisation Technical Brochure ARMY WELFARE HOUSING ORGANISATION TECHNICAL BROCHURE JABALPUR DEC 2014 ARMY WELFARE HOUSING ORGANISATION LOCATION PLAN ARMY WELFARE HOUSING ORGANISATION LOCATION The AWHO site measuring 8.03 acres is located on NH12A, Jabalpur Mandla Road, near the bridge on river Gour. The project site is approx at a distance of 08 km from Jabalpur Railway Station and 07 km from HQ MB Area on the fringe of cantonment area. The Project site is a beautiful hillock with steep slopes. The water shed area of river Gour and dense plantation from three sides creates a panoramic view. The complex being developed by AWHO comprises of a total of 136 dwelling units which include Independent Bungalows and mix of Duplex, Deluxe, Modern and SFA apartments in multistoried configuration. As per the mandate of the State Govt, 19 Nos dwelling units are being constructed for the LIG and EWS. CONCEPT The planned layout has been done keeping in mind the undulating nature of the site. The DUs are sited in the shape of a garland having open sides, to provide maximum natural light and ventilation to provide better view from the DUs. Adequate green space is being catered for along with area for sport facilities. The club House, party lawn is planned on the top of the hill and is accessible by a motorable road. LAYOUT AND BLOCK DESIGN Both the Independent Bungalows and the Duplex apartments are on two levels, while the Deluxe, Modern & SFA apartment are in stilt plus five configuration. 1 ARMY WELFARE HOUSING ORGANISATION CENTRAL AMENITIES A club house with accn for a Banquet Hall, Pantry, Society Office and a few Shops are being provided. EXTERNAL SERVICES Full power requirements of the project shall be met by the state electricity board. Water supply shall be based on tube wells. Also a STP is being catered for sewage treatment within the complex, whose effluent shall be discharged into the Municipal drain. BROAD SPECIFICATIONS OF APARTMENTS (a) Super Structure : RCC structure with brick walls. (b) Flooring : Vitrified tile flooring will be provided in bedrooms, drawing, dining, verandah and study. Ceramic tile flooring will be provided in kitchen, toilet & balconies. Lift lobby on all floors is being provided with Udaipur Green Marble, while the staircase has kota stone. (c) Internal wall Finishes : Walls of all rooms are being provided with acrylic distemper over wall putty, while the dado in the kitchen and toilets have ceramic tiles. (d) External wall nishes : External finish on all walls is texture paint. (e) Doors : The main entrance door is skin moulded shutter with fly mesh shutter, while the i nternal doors except kitchen & toilet are flush door shutter with teak ply on both sides. The door in kitchen is flush door with one side teak while toilet doors are FRP doors. 2 ARMY WELFARE HOUSING ORGANISATION (f) Windows & Ventilators : Windows & ventilators are powder coated aluminium frame with glazed shutter. Fly proofing is being provided in all windows. (g) Fittings & Fixtures : Toilets and Kitchen will have branded CP fittings and sanitaryware, while the counter in all kitchens and toilets of Indep Bungalow & Duplex apartments are of Granite. Stainless steel sink is being provided in the kitchen. (h) Electrical System : Adequate power and light points with modular switches have been provided with adequate provision for geysers and air conditioners. Power back up is being provided for essential services like street light, water supply and lifts, and limited power back up is also being provided in each DU for lights & fans. Note : 1. Allottees should carefully note that all specifications are liable to be revised in case of technical requirements, change in local bye-laws and on account of financial management in execution of contracts. 2. Periodic update on the project shall be posted on the AWHO website. 3 ARMY WELFARE HOUSING ORGANISATION GENERAL CONDITIONS Date of Completion and Cost of Dwelling Units Tentative Cost of the dwelling units is given at pp07. This might change in case of excessive inflation or any major unforeseen conditions. The probable date of completion is Dec 2017. Defect Liability Period All dwelling units will be covered by a defect liability period of 12 (Twelve) months from the date specified by HQ AWHO to the allottees for taking over. Any delay in taking over shall reduce this period by the amount of delay. During this period suitable technical staff shall be deployed by the contractor and the Architect to attend to rectification of defects. Handing Over of Unit On completion of Dwelling units, the allottees would be intimated dates of taking over the units. The allottees would be required to pay all dues and obtain clearance certificate from HQ AWHO before taking over the unit. At the time of possession allotteess would also be required to register the house in their favour at sub registrar office. Same would be coordinated by Project Director Jabalpur. Formation of Users Committee/ Maintenance Society The allottees are required to form a Resident's Welfare Association (RWA) for maintenance and upkeep of the essential services once the project is completed. Before the RWA gets formed and registered, a Users Committee will be formed to immediately start functioning and looking after the 4 ARMY WELFARE HOUSING ORGANISATION day to day running of the complex and other allied activities of the colony. The Users Committee/ RWA shall take over all common areas /services on “As is where is” basis immediately on completion of the project, but not later than four months from the completion of the project, and start maintaining the complex. The User committee will collect monthly maintenance charges from the allottees to run the complex. The amount so collected will be decided by the Users Committee in consultation with Project Director. In case of any expenditure over and above the monthly charges required for running the complex, the same shall be met from the one time Corpus fund collected from all the allottees. The balance in the Corpus fund shall however get transferred to the RWA, once the same is constituted. Sample Flats As and when sample flats are ready, allottees will be intimated through website. The same can be seen by the allottees on ground and any suggestions from the allottees will be welcome and may be incorporated to the extent it is technically and contractually feasible at that stage.     Ministry of Health and Family Welfare National Family Health Survey - 4 2015 -16 District Fact Sheet Jabalpur Madhya Pradesh International Institute for Population Sciences (Deemed University) Mumbai 1 Introduction The National Family Health Survey 2015-16 (NFHS-4), the fourth in the NFHS series, provides information on population, health and nutrition for India and each State / Union territory. NFHS-4, for the first time, provides district-level estimates for many important indicators. The contents of previous rounds of NFHS are generally retained and additional components are added from one round to another. In this round, information on malaria prevention, migration in the context of HIV, abortion, violence during pregnancy etc. have been added. The scope of clinical, anthropometric, and biochemical testing (CAB) or Biomarker component has been expanded to include measurement of blood pressure and blood glucose levels. NFHS-4 sample has been designed to provide district and higher level estimates of various indicators covered in the survey. However, estimates of indicators of sexual behaviour, husband’s background and woman’s work, HIV/AIDS knowledge, attitudes and behaviour, and, domestic violence will be available at State and national level only. As in the earlier rounds, the Ministry of Health and Family Welfare, Government of India designated International Institute for Population Sciences, Mumbai as the nodal agency to conduct NFHS-4. The main objective of each successive round of the NFHS has been to provide essential data on health and family welfare and emerging issues in this area. NFHS-4 data will be useful in setting benchmarks and examining the progress in health sector the country has made over time.

The primary objective of the farm was to supply high quality pure seeds of recommended paddy varieties to the farmers of the Balaghat region. Later, because of inclusion of Balaghat district in the Chhattisgarh plain agro-climatic zone, the RARS was attached to the then newly established Indira Gandhi Krishi Vishwa Vidyalya, Raipur in 1987-88. However, with the formation of Chhattisgarh as a new state in year 2000, RARS, Waraseoni was again transferred back to JNKVV, Jabalpur on 6th November 2000. Since, then the RARS Murjhad Farm is an inherent part of JNKVV, Jabalpur. In the year 2019, College of Agriculture, Balaghat was accreditated by the ICAR peer review committee with a prestigious score of 3.01.
