Originally built in the 1840’s this house does seem to exude a sense of self, and one can imagine this to have been a gentleman’s gracious country estate. There is a feel of refinement and elegance balanced perfectly with a warm welcoming atmosphere that is almost impossible to ignore. The current owners have enjoyed the warmth of Bryn Mawr for ten very happy years. For them, the first view was all that was needed, and they explained that from the very moment they walked in, they knew immediately that this would be ‘the’ house, and the decision was made before they even left the property. One can well understand why – Bryn Mawr does have much to offer. Rarely do you see a house and grounds of this calibre set with such picture perfect surroundings combining to give a truly inspirational place to live afforded with incredible privacy and tranquility. The expansive grounds include approximately 18 acres of private woodlands with tall oaks, carpets of bluebells and streams running through. There are sizeable paddocks, orchards and a dedicated vegetable garden provides the house with all its needs. Set within the grounds is a cottage which reputedly dates back to the 1600’s and the accommodations within have been fully modernised to include 2 bedrooms and is currently used as a guest suite, but it would also be ideal as accommodation for a nanny, housekeeper or perhaps an older teenager. There are two apartments within the grounds which have also been modernised to a very high standard – they are both fully self contained and again are currently used as guest suites, but as they are removed from the main house offer ideal opportunities for holiday lets. The gardens, terraces and lawns surrounding the main house seem almost cocooned by mature trees and the hillside setting. The elevation lays out before you a wonderful panorama with the River Dwyryd meandering in the foreground, mooring rights and fishing rights give you the opportunity to fish for bream and sea trout. Over the last ten years, Bryn Mawr has been a home where friends have always received a warm welcome; the whole house comes into its own when entertaining. The kitchen is truly the heart and hub of this lovely home and entertaining here is second nature. There is indeed a very special feel and atmosphere about the house and the environment in which it sits, but the overriding feel is that Bryn Mawr the house – is a home in the very truest sense.
