Viewing Instructions: Strictly By Appointment Only General Description

A delightful smallholding consisting of a totally unspoilt 3 bedroom traditional farmhouse, dating back to 1813, facing S. E., a good range of traditional outbuildings with some conversion potential if required, plus approx. 27 acres of land including some species rich habitat of scientific importance. Many young trees have been recently planted on the land but it would be relatively simple to reclaim the majority of the land for pasture if desired.

The holding is located down a lane, away from neighbours and traffic, in a very peaceful spot amid rolling countryside, but within easy reach of the West coast only a few miles away and of the M4, about a 45 minute drive away.

Externally

The holding is approached via a long hardcore roadway off a minor country road. This leads into a concreted yard and on, to the rear of the house.

Steps lead up to the back door. At the base of the steps is an outside WC.

The Outbuildings

DUTCH BARN approx 60' deep, with full length loft over; lean-to WORKSHOP to one side; double doors giving access to barn and workshop to front and side; lean-to STORE to other side. Lean-to IMPLEMENT SHED to side of Store, currently used as garage. This barn alone provides plenty of dry space for the smallholding, for storage, livestock and maintenance requirements.

COW SHED of stone and slate construction, ideal for conversion subject to the necessary consents; currently divided into two parts: 8m x 4.7m (26'3 x 15'5) and 2.2m x 4.7m (7'3 x 15'5).

3 bay open fronted BARN 11.35m x 3.85m (37'3 x 12'8) providing additional equipment storage, or could be used to provide stabling if required.

The Land

About 7.5 acres has been set aside and left as natural habitat land. This includes wildlife ponds and stream boundary. It is species rich, generally comprising unimproved grassland and is home to snipe, woodcock, reed buntings, grasshopper warblers, orchids, dragonflies etc.

Much of the remaining land is predominantly sloping pasture (not steep). This has, by and large, been planted up with young trees. However, if clear pasture is required, it would be a fairly easy job to remove the majority of the trees again.

Next to the house there is a very sizeable vegetable garden with a number of beds which are currently uncultivated, although they could be reclaimed.

In total, the land extends to somewhere between 27 and 28 acres in total.

Please note that a footpath crosses the property but does not go near to the house.
