This is a home which really makes the most of its surroundings.” Stable Barn Cover.indd 4 18/09/2019 10:56 Stable Barn Pages.indd 1 18/09/2019 10:55 Stable Barn Pages.indd 2 18/09/2019 10:55 Stable Barn Pages.indd 3 18/09/2019 10:55 ACCOMMODATION Enjoying a private courtyard setting with idyllic country views, Stable Barn offers spacious accommodation and easy access to Droitwich Spa and Worcester. The rear garden has a delightful patio area and views over the countryside beyond. Ground Floor • Hallway • Kitchen/Diner • Lounge • Separate Shower Room with WC • Three Double Bedrooms First Floor • Double Bedroom with En-suite bathroom Outside • Front and rear garden • Outside double parking • Double garage Stable Barn Pages.indd 4 18/09/2019 10:55 Stable Barn Pages.indd 5 18/09/2019 10:55 SELLER INSIGHT My first impressions of Stable Barn were all about location,” says the current owner of this stunningly situated rural home. “I was immediately taken with the approach to the property via the private tree lined road, passing the medieval church. I was so astounded by the position of the property that I had made up my mind I was going to live here, before I had even stepped inside!” Since moving in, the owner has made various improvements to this picturesque barn conversion. “I have completely redesigned the master bedroom and en-suite,” they say, “as well as installing rustic cast iron radiators in the feature rooms. In 2011, I had the single storey roof completely retiled in reclaimed clay tiles to comply with planning, in keeping with the character of the building.” This is the ideal home for everyday life and entertaining alike. “The beautiful dining room and kitchen are perfect for parties,” says the owner, “opening out onto the garden for al fresco dinners and drinks in the summer months. The arrangement of the house is such that overnight guests can stay in a separate wing of the house on the ground floor, and meet in the morning in the dining room in the centre of the property.” “This is a property which offers a real sense of exclusivity at an affordable price,” the owner continues, “especially given its location. The house sits in a very quiet, tranquil position in stunning surroundings, whilst offering access to the M5 corridor within 5 minutes. Worcester and Droitwich are both within a 5 minute drive, whilst within a one mile radius there are four country pubs including the famous Bowling Green pub restaurant, a Post Office and a general store.” “The dining room is stunning with its vaulted ceilings and exposed 200 year old beams, with doors opening right out from the open plan dining and kitchen area onto the established garden with its large natural pond, creating the perfect indoor-outdoor space.” “The open plan kitchen and dining area offers a very special sociable part of the house that is fantastic for entertaining or just having breakfast with the doors ajar, listening to the wildlife you naturally get being within a conservation area.”* * These comments are the personal views of the current owner and are included as an in- sight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. There are small patio areas where you can sit and enjoy a glass of wine and look out over lovely views. The gardens are not overlooked; so are very peaceful and private.” Stable Barn Pages.indd 14 18/09/2019 10:55 Stable Barn Pages.indd 15 18/09/2019 10:55 LOCAL AREA Stable Barn occupies the corner of a courtyard of barns, which were formerly part of The Martin Court Estate, on the Western fringe of the hamlet of Martin Hussingtree, adjacent to The Church of Saint Michael and AllAngels. Martin Hussingtree sits to the West of the A38 a mile North of Fernhill Heath, which benefits from village shops, public house and popular primary School. The headquarters of The West Mercia Police Force at Hindlip Hall is also little over a mile away. Droitwich Spa Town centre is 2.5 mile North providing for a range of shopping, including Waitrose, as well as the full range of commercial and professional amenities. This Historic Town, with a history based on the salt trade stretching back to Roman occupation, is characterised by its Historic High Street, vibrant community and The Chateau Impney Hotel to the North. The Cathedral City and county Town of Worcester lies only 4 miles to the South. Increasingly recognised as a University Town, Worcester is a thriving regional centre, straddling the River Severn, and offering a wealth of recreational amenities with its picturesque County Cricket Ground, Racecourse, Premiership Rugby Club and Rowing. If education is a priority the area is exceptionally well served in both the maintained and independent sector. Local primary schooling may be found at Fernhill Heath with secondary schooling at both Droitwich and Worcester. Worcester is recognised for both The King’s Schools (including the King’s St.Albans and King’s Hawford Schools) and Royal Grammar Schools (including The Grange Junior School at Fernhill Heath). Schooling within the County at both Malvern (Malvern College and Malvern St James) and Bromsgrove (Bromsgrove School) are also readily accessible from Martin Hussingtree. Stable Barn Pages.indd 16 18/09/2019 10:55 Access to the M5 Motorway Northbound at Wychbold (Junction 5) provides for ready access to Birmingham and the Black Country as well as the M6 North and M42/M40 North, East and South and London. Access to the M5 Southbound at Worcester (Junction 6) enables for access to Cheltenham, Gloucester, Bristol and the South West peninsula. Off Junction 7 of the M5 at South Worcester may also be found the Worcester Parkway Railway Station that is now nearing completion for opening by 2020. This will provide both increased capacity and shortened journey times to the London as well as faster access to the North (Birmingham and The Black Country), the South (Cheltenham, Gloucester and Bristol) and West (Malvern and Hereford). The station is under 8 miles drive from Stable Barn. Birmingham International Airport is 38 miles via the M5 and M42. London Heathrow is 119 miles via the M5, M42, M40 and M25. The West coast of Wales at Aberdovey is 104 miles. Stable Barn Pages.indd 17 18/09/2019 10:55 INFORMATION Services Mains water, electricity and drainage, mains gas fired central heating. Home Choice Plus has been designed to improve access to affordable housing. The advantage is that you only register once and the scheme allows you to view and bid on available properties for which you are eligible across all of the districts. Home Choice Plus has been developed by a number of Local Authorities and Housing Associations working in partnership. Home Choice Plus is a way of allocating housing and advertising other housing options across the participating Local Authority areas. (Home Choice Plus will also be used for advertising other housing options such as private rents and intermediate rents). This booklet explains how to look for housing across all of the Districts involved in this scheme. Please see website for further information. Who is eligible to join the Home Choice Plus register? • Some people travelling to the United Kingdom are not entitled to Housing Association accommodation on the basis of their immigration status. • You may be excluded if you have a history of serious rent arrears or anti social behaviour.
