Further farm buildings and productive pasture land. About 21.15 acres Guide Price: £850,000 Modern grain store building with residential planning consent Bungalow: to convert to a 4 bedroom dwelling (approx. 2400 sq ft ). • 3 Bedrooms • Sitting Room • Kitchen/Dining Room • Inner Hall • Conservatory • Wet Room Proposed Barn Conversion: • Master Bedroom with En-Suite • 3 Further Bedrooms • Bathroom • Kitchen/Dining Area • Living Area • Utility Room • Hallway Communications • Ashford/M20 - 8.5 miles • Tenterden - 8 miles • Hythe - 8.5 miles • Hamstreet - 2 miles Situation Hans Farm is located in an almost idyllic location being the only property along Tar Pot Lane which is an extremely quiet lane on the northern edge of Romney Marsh close to The Royal Military Canal and just to the south of Ruckinge and Bilsington villages. There is easy access via the B2067 to Tenterden, Hamstreet (BR Station) and Hythe/Folkestone whilst Ashford is an easy drive to the north via the A2070/ B2070 or via local lanes to The M20 (Junction 10). Background The property was purchased by the seller’s father in 1937 and has been in his family ever since. The farm has generally been run as a small grass and arable farm in conjunction with other farmland in the surrounding area. Planning 1) Planning consent has been granted, subject to conditions, by Ashford Borough Council under reference 19/00291/AS for the conversion of the Grain Store into a 4 bedroom dwelling with an internal floorspace of just under 2400 sq feet. Consent was granted on 5 April 2019 and the development has to be completed by 5 April 2022. The CGI image on these particulars gives an indication of the external appearance of the barn once completed. NB : The successful buyer could make their own application if they wanted a different design or internal layout. Copies of the planning consent, the plans and other planning documents are available from Hobbs Parker on request The Bungalow The bungalow is mainly timber framed under a tile roof with pebbledashed elevations and is considered to have tremendous potential for replacement with a new house or bungalow. The current property offers deceptive accommodation which includes a large sitting room and kitchen/dining room together with 3 bedrooms. Gardens There is an L shaped garden to the rear of the bungalow divided into 2 parts. There is a more formal lawned garden immediately to the rear with a gazebo and a willow tree for shade whilst to the rear are some fruit trees and a large vegetable garden with 2 large poly tunnels and old raspberry cages. Farm Buildings 1) Grain Store about 59ft 6’’ x 38ft with planning consent for residential conversion ( see above ) 2) Implement/Old Chicken Shed about 23ft x 23ft, concrete block under a corrugated roof. 3) Old Grain Store/ Hay Store about 45ft x 19ft, 30ft x 19ft and 45ft x 20ft, concrete and timber frame. 4) Garage about 19ft 7’’ x 13ft 7’’, brick and block cavity wall under a corrugated roof. 5) Tractor Shed about 45ft x 25 ft, steel frame under a corrugated roof. 6) Cattle Shed about 41ft x 25ft. 7) Old Calf/Combine Shed about 36 ft x 32ft 6‘’, concrete block. 8) Timber Workshop in very poor repair. Farmland The land comprises a single block of level pastureland divided into 5 fields. The 2 front fields have not been ploughed since the owner’s family have been at the farm and are divided from the back field by a mature boundary hedge. The eastern boundary ditch is maintained on a regular basis by the Environment Agency as part of their ongoing maintenance of the ditches and waterways on Romney Marsh. There is more than enough space to the rear of the farm buildings for further buildings, a riding arena or similar. A footpath crosses a small part of the back fields. Soil Type/Land Grade The land is believed to be Grade 2 and the soil type is believed to be of the Wallasea 2 series. Basic Payment Scheme The land is registered for basic payment and a claim has been submitted for 2019. The BPS entitlements will be available by separate negotiation if required. Riding The local lanes are generally very quiet and perfect for hacking. There are a number of Toll Rides in the surrounding area, for further details the TROT website (tollrides.org.uk). • Broadway Slip, Pluckley Road, Charing, Kent Design and Access Statement
Outline Application Submission – Broadway Slip, Pluckley Road, Charing, Kent Design and Access Statement Introduction This document forms part of the outline application submission for the development of the land adjacent to The Old Corn Store, now otherwise known as Broadway Slip, to provide three new dwellings consisting of 2No. detached, three-bedroom chalet bungalows and 1No. two storey detached four-bedroom. The existing site is a dense tree lined strip of land positioned between The Old Corn Store and the Grade II listed Broadway Cottages. The vast majority of these trees are located outside of the site boundary and are believed to either be owned by the Local Authority or the land owners around the site. Existing Site The application site is located on Pluckley Road, Charing, approximately 0.5 miles from the centre of the village. The site is clearly defined with timber post and wire/mesh fencing to all four boundaries and measures approximately 2300 sqm in area. Site access for maintenance is via an existing temporary gate serviced by a drop kerb. The site boundary/gates in this location are set back approximately 4.9m from the edge of Pluckley Road. 1.0 Site Location Plan The application site, which was formerly part of the gardens to The Old Corn Store, has become scrub land in more recent years and is disused by the owners and can reasonably be defined as an infill site with clear definition of the residential curtilages of the adjacent properties continuing across the rear of the proposed development site. 1 Broadway cottages to the north-east of the site are a pair of Grade II listed late 18 th century – early 19 th century cottages, finished with timber weatherboarding and a hipped clay tile roof.

Resolved: That the Minutes of the meeting of 10th September be approved and signed as a true record. 5. Open Session The Chairman suspended the meeting to allow members of the public to raise matters of concern with their Council. Concerns had been raised at the previous meeting regarding erection of a fence on a property at Manor Leaze. The owners of the property in question stated that they had sought advice from the Planning Dept of the Borough Council, and that the only condition was the height of the fence: their contractor had wrongly advised that a fence height of 1.3m is permitted, however it transpired that a fence abutting the footway requires planning permission if in excess of 1m in height. The height was therefore reduced to 1m and the Parish Council was given a copy of a letter from Planning stating that they were not in breach of any planning conditions.
