Gables Republic Tower offers the following amenities for you to enjoy: • Fitness Center, Business Center, and Media Room – 24 hours • Gourmet Kitchen and Rooftop Pool - open from 5:00am until 12:00am. How do I reserve the Gourmet Kitchen? The Gourmet Kitchen is available to rent for your personal parties and celebrations. It is available Mon –Sun, 8:00 am – 11:00 pm. Each event can be for a maximum of 25 people, for 6 hours at a time and can be reserved for $25/hour. To reserve the room, contact the leasing office and the team will provide you with the reservation contract and complete details. Where do I dispose of my trash? Gables Republic Tower has Valet Trash service. Place your valet trash bins outside your door between 6-8pm on Sunday-Thursday nights. Trash chutes are also available on every floor. Gables Republic Tower Where are the recycling centers? We pride ourselves on green initiatives to care for the environment. Gables Republic Tower has recycling areas located next to the trash chute on every residential floor for disposal of newspapers, plastics and glass. Thank you for helping us take care of the earth. What do I do with my move in boxes? It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the trash chute room located on each floor. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow. How does my fob/remote work? When using the fob/remote to enter a walk-up gate or amenity area; wave the fob in front of the black box located on the outside of the gate/amenity area. Where are the mail boxes located? The mail boxes for your apartment home are located next to the Leasing Office on the 1st floor. Do you have resident activities or events? Gables Republic Tower has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our monthly calendars and through e-blasts. Can I have a party at the pool? Our relaxing pool areas are available for all residents and their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties. Where is the best place for me to park? You may park on levels 4, 5, or 6 in unreserved spaces. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty. Gables Republic Tower Conveniences How do I pay rent online? We have made paying your rent easy by setting you up with your personal on line account to the Gables Gateway. You will go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include placing a service request for repairs needed in your apartment home. How do I reserve the freight elevator? You can contact the leasing office at (214) 397-0500 and our team will walk you through the reservation process. The freight elevator is available Mon – Saturday, 9:00 am – 6:00 pm for moving. There is limited elevator time allocated for moving and a reservation is necessary to ensure that each resident has ample time to move. Where can I access WI-FI in the building? The business center, media room, gourmet kitchen and pool are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits. Do you have a night guard onsite and how do I get a hold of them? We have a night guard onsite from 6pm until 6am every day. You may contact the night guard by calling (214) 397- 0500 and leave a message for “Security”. The night guard can assist with after-hours noise complaints. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support. Guests Where can my guests park? Between 6pm and 7am, and on weekends, your guest may park in any available space in the resident parking areas on floors 4, 5, or 6. As a reminder to tell your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty. Gables Republic Tower Where do my movers park? In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park in our loading/unloading zone on Bryan St. between St. Paul St. and Ervay St. How does my guest access the garage? Guests may take a ticket between the hours of 6pm-7am at the parking garage entrance gate. If guests will be in the garage between 7am-6pm during the week, they will need you to come check out a guest pass from the leasing office. How many guests can I have with me at the amenities? We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas. Where does the delivery person come in or do I have to meet them? Instruct them to call you from the callbox on Ervay St. How do I let friends in the doors? Your guests will contact you via the call box at the doors. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “6” on your phone’s dial pad and the door will open. Maintenance How do I submit service requests? We want placing a service request for work needed in your apartment home easy. You may submit service requests through Gables Rent Café. If you have not already signed up for Gables Rent Cafe, you can go to www.gables.com and click on the Residents link at the top of the page. Once there, it will have a drop down where they scroll to get to Republic Tower and click. This will take them to the Republic Tower Rent Café landing page and will let them either register or login from there. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include paying your rent on line. What do I do if I have a Maintenance emergency after hours? For those times that you may have an emergency after office hours, you may contact the leasing office at (214) 397-0500 for maintenance assistance. The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour. Gables Republic Tower What is considered a maintenance emergency? Emergency maintenance problems that will be dispatched to the on-call service technician include: 1. No electricity throughout the apartment 2. No water. 3. No air conditioning on a day of extreme heat (80+ degrees). 4. Water entering the apartment. 5. Possibility of fire. 6. Impeded plumbing in an apartment with only one bathroom. 7. No heat. 8. Non-functioning or malfunctioning smoke detector. 9. Gas leak (also call the gas company). 10. Running water that cannot be shut off. 11. Malfunctioning door or window locks. Furry Friends Do you have a dog park? Gables Republic Tower is located .9 miles from the Deep Ellum Dog Park, located on the southwestern corner of the intersection of Good-Latimer Expressway and Commerce Streets, underneath the elevated portion of US75. Where is the best place to walk my pet? The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community. Specific pet station locations are: Main Street Gardens. Do I have to have my dog on a leash? For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety. The nearest dog park is a mile from our community located on the southwestern corner of the Good-Latimer Expressway and Commerce Street intersection, underneath the elevated portion of US75.     Mind the Gap: Dallas’ Trophy Office Rental Rates Hit Historic Highs Demand for Trophy buildings remains high but tightening fundamentals could draw attention to other asset classes, according to JLL’s 2015 Skyline Review DALLAS, June 3, 2015 – There’s no space like Trophy space. The premiere office towers that make up Dallas’ skyline boast—by far—the most expensive office space to rent according to JLL’s 2015 Skyline Review. Average Trophy rates in the Dallas CBD and Uptown in the first quarter of 2015 were $29.94 per square foot compared to $21.68 per square foot in non-Trophy buildings. Comparatively across the U.S., average rents have reached a record high of $42.30 per square foot, which is up 20.1 percent since bottoming in 2010. “The DFW economy is booming and it’s creating a vibrant urban core that now stretches between the CBD and Uptown submarkets, and we are predicting the area will go through a recalibrating phase where capital improvements at vintage buildings can bridge the gap between Class A and Trophy assets,” said Walter Bialas, JLL research director in Dallas. The favorable conditions at Skyline buildings has triggered new construction projects that will deliver in late 2015 and 2016, but tenants can expect little relief in rates once that happens. Preleasing is positive and major tenants are paying as much as a 30 percent premium in Dallas. Nearly three-quarters (75 percent) of the new development is concentrated in only nine cities, which means most tenants will have little negotiating leverage in their office agreements for the time being.

WHAT WE DO. Downtown Dallas, Inc. (DDI) is a private, nonprofit organization funded by voluntary membership dues, assessment revenue from the Downtown Improvement District (DID) established in 1992, and through contracts with the City of Dallas for specific projects and programs. THE DALLAS DOWNTOWN IMPROVEMENT DISTRICT The DID was created by DDI in June of 1992 to fund important supplemental services and visible improvements to Downtown. In 2001, 2005, and 2013, the DID was voted by property owners to be renewed and has since embarked upon additional initiatives to make Downtown Dallas clean, safe, and fun for the entire community.
