It is anticipated that London’s population will grow from 8.4 million to 8.6 million in a couple of years’ time and reach 10 million by the early 2030s.

There is a real shortage of homes across London, and across the Lower a need for approximately 32,000 homes has been identified, including up to 4,500 in Hackney Wick and Fish Island, to meet the demands of east London’s growing population. It is therefore vital that Hackney Wick can cope with the demands of the rapidly growing population by providing both new jobs and homes.

The value generated by residential accommodation will also enable us to deliver wider benefits to the community, such as new vibrant public spaces, high quality workspaces and community facilities. Due to the distinctive character of Hackney Wick, it is important that new mixed use development is sympathetic to the Conservation Area.

We envisage that new buildings in the area will predominantly have non-residential uses located on the ground floor, and some on the first floor, with residential accommodation on the upper floors – not least because flood risk restricts ground floor homes.

We anticipate the Outline Planning Application for the area around the station will include approximately 500 new homes, ranging from one to four bedroom units, and all will have access to either private or shared amenity space. Some buildings will have integrated parking and some will have on street parking - this will be developed in the next stage.

We are currently considering how much affordable housing can be included in the scheme. This is dependent on many factors - including the amount of affordable workspace provided - and we will have more information on this at the next consultation.
