Ⅱ Outline of the National Institutes for Cultural Heritage The Independent Administrative Institution (IAI), National Institutes for Cultural Heritage, was formed in April 2007 through the merging of the IAI National Museums (Tokyo National Museum, Kyoto National Museum, Nara National Museum, and Kyushu National Museum) and the IAI National Research Institutes for Cultural Properties (Tokyo National Research Institute for Cultural Properties and Nara National Research Institute for Cultural Properties), all of which share the same mission: the conservation and utilization of cultural properties. With the addition of the International Research Centre for Intangible Cultural Heritage in the Asia-Pacific Region, which was established in October 2011, the National Institutes for Cultural Heritage now comprise a total of seven separate institutions. It was shown that quantity premiums prevail in real property markets, i.e., higher unit land prices for greater consumption of land is observed unlike in many commodity markets. We demonstrated that this is due to the marginalirreversibilityutility, in changingand/r nondecreasing lot size, the oligopolisticreturnsto scale marketin production. structure, nondecreasing JEL codes: C21, L13, R21 1. Introduction In many cities, some districts are planned with wide and straight roads whereas other districts are planlessly developed with narrow and twisted roads. The population density in the former is usually lower than that in the latter. Which districts are more desirable for society? From an aesthetic point of view, there is no doubt that the former districts are more desirable than the latter.
