The nearest other towns are Burford (the gateway to the ) and Cirencester, often referred to as the capital of the Cotswolds. Communications links are very good by both road and rail, with the town being well placed for access to the M4 (J15) and the M40 (J8) plus railway stations at Swindon, Charlbury and Didcot, which provide regular services to London Paddington. In addition to the immediate leisure facilities, the area provides numerous sporting opportunities. These include golf at Cirencester and Burford, water-skiing, gliding and polo at Cirencester Park. Excellent pubs abound and include The Five Alls in and The Swan in . There is an opera festival at Longborough and theatres in Cheltenham and Oxford.

Description The Lake House is undoubtedly the finest property within this exclusive lakeside estate. Not only does it offer over 6,000 square feet of luxury accommodation but it also occupies an enviable position, being particularly private and enjoying a beautiful westerly aspect over Bowmoor Lake. Indeed its open vista framed by woodland is a view to behold and successfully creates a sense of peace and a mood of relaxation. The Lake House was built in 2013 for the current owners to an individual design. It was completed to an outstanding level of specification throughout and is flooded with natural daylight. The interior was designed and decorated by Bannenberg & Rowell, yacht designers of international repute. Incorporated into the house is an air ventilation system as well as air conditioning in all the bedrooms and the gym. There is under floor heating provided by a heat pump system for energy efficiency. In addition there is fully programmed lighting, electronically controlled blinds and curtains as well as a built in Sonos music system. The overwhelming impact on entering the house is one of space and light. Not only are all rooms of very generous size but the height of the ceilings are also impressive. Light and airiness are guaranteed by the wide expanses of glass which ensure views from nearly every angle. The heart of the house is made over to an exceptional living space which include sitting, dining and kitchen (Bulthaup) areas, the whole room opening out onto the decking area. Beyond are two further rooms currently used as a gym and study. An additional entertaining room fulfils a number of different requirements. Tucked away off the kitchen is a utility room and off the reception hall is the cloakroom. On the first floor there are six double bedrooms all of which have direct access on to the full length balcony. All have either ensuite bedrooms or shower rooms with the guest suite also having a steam room. As with downstairs, the appointments are of luxury standard.

Externally the property is approached over a private footbridge with a pathway leading to the front door. Between the two is a lawned are and an outbuilding housing the plant equipment. On the west side of the house is the extensive decking area with a sunken fire pit (gas connected). To the side are moorings for two boats and there is concealed storage for canoes etc. The decking is very much an extension of the house and provides perfect relaxing and entertaining space, particularly with its picturesque outlook. There is private parking for four cars at the entrance to the property.
