Considering Sites for Development in South Milton Parish Site Information Pack This pack contains: A Site Information Table This table sets out information about the constraints and opportunities for each site which have been considered. Depending on the constraints identified, we have concluded that there are either ‘significant constraints’ to development or ‘limited constraints’ to development. Site Maps These maps shows all of the sites which have been considered as part of this exercise.

South Milton - General Comments South Milton is a small village located in the south of the district. It has a very limited provision of local services. Due to the lack of facilities in this location, any development will lead to an increase in use of the private car. Further assessments will be required to understand whether the area in general is a suitable location for development. There is no primary school provision at the village so children travel to All Saints Primary School. The designated secondary school is Academy which has limited capacity. Contributions towards facilities and transport may be required from new development.

Access The site is not well related to a settlement and is distant from existing services and amenities. Landscape and Ecology The site is within AONB. This is a visually sensitive site and development in this location has the potential to have negative impacts on the character of the area. Access Potential to access from the main road into the village or from the dairy site. Access onto road would have poor visibility due to proximity of the bend at Sutton Cross. Landscape and Ecology The site sites within the AONB, and although the site is relatively nestled into the landscape, it forms an important buffer between the edge of South Milton and Sutton. As such, the importance of the field in protecting the integrity of both settlements is of notable importance. Access Current access looks like it can be widened to provide a suitable splay. The site does not adjoin South Milton, although it does offer the potential to connect South Milton and Sutton via a footpath/cycleway using land that is within the same ownership. Limited facilities within the Parish would make it unsuitable for a high quantum of market housing, but some potential for alternative delivery such as CLT or self- build to meet local needs. Access It is difficult to access this large site, with a significant drop in level to the main road accessing the village, and a narrow track to the west of the site.
