It was cleverly designed to maximise the living space and as a result the Ground Floor includes a Very Pleasant Open Plan Kitchen/Dining Hall with Ground Floor Cloakroom and Utility Room, together with a charming 17'10 Sitting Room with feature brick fireplace and woodburning stove. There are 4 Bedrooms on the First Floor with an En-Suite Master, and Family Bathroom complete with bath and shower. The "icing on the cake", and perfectly complementing the fine main residence, is the adjacent Studio Barn which is some 22'4 x 16'0 with Cloakroom. Needless to say, it will make a wonderful Studio/Hobbies Room, and was also recently double glazed and comprehensively refurbished. The small hamlet of Colscott nestles amidst some of Devon's finest countryside, and comprises a cluster of dwellings. Barncroft is a very select and well established development of quality homes. The self-contained village of Bradworthy is 3 miles to the West and has a useful range of amenities including a convenience store/Post Office, doctors surgery, garage, primary school, well used community hall with numerous clubs, societies and classes, public house, tea room, vets, and places of worship. The market town of Holsworthy is 7 miles South with a range of interesting shops, including a Waitrose supermarket, and easy access to Okehampton with Dartmoor and the A30 close by. Bideford is 13 miles North West and also provides numerous shopping and leisure facilities, whilst the coastline of Clovelly, Bude, and Hartland is within 20 minutes driving distance. In the immediate locaility is the well known Gnome Reserve and also an artists gallery and craft centre, as well as Methodist Chapel at West Putford and Church of England church nearby. There is also a nearby garage/store at Venn Green, just 2 miles along the country lanes. DIRECTIONS TO FIND From Holsworthy proceed on the main Bideford road for approximately 5.5 miles and upon reaching Venn Green turn left. After approximately three quarters of a mile, upon reaching Five Lanes, turn left signposted West and East Putford. Stay on this country road for 1.5 miles and upon reaching Colscott take the left hand turning and the entrance drive with its 5 bar gate leading to Barncroft will be found after about 100 yards on the left hand side with a Bond Oxborough Phillips 'For Sale' notice clearly displayed.
