Participation in “Ecopark Project” Large-Scale Township Development in Vietnam’s Hanoi Area Aiming to Enhance Added Value of Project Centering on Partnership with Local Developer in Nomura’s First Entry into Hanoi Nomura Real Estate Development Co., Ltd. (head office: Shinjuku Ward, Tokyo; President and Representative Director: Seiichi Miyajima; hereinafter “Nomura”) has agreed to participate in a condominium housing project (hereinafter “the Project”) within the Ecopark Project, a large- scale development project undertaken by local developer Ecopark Corporation Joint Stock Company (hereinafter “Ecopark Corporation”) in Vietnam’s Hanoi area. Ecopark Corporation is a local developer that has been engaging in ongoing development of the Ecopark Project for over a decade and boasts one of the highest levels of brand power in the area. The Ecopark Project covers approximately 500 hectares in total, making it one of the largest township developments in Vietnam (completion of all blocks slated for 2030), and features residential, office, retail, school, park, and other urban functions combined with abundant nature spanning over 100 hectares of greenery and waterfront. In Vietnam, Nomura participated in the Phu My Hung Project* in 2015, and has since been engaging in condominium housing projects and office building projects in the Ho Chi Minh area. This will be Nomura’s first project participation in the area of Hanoi, the capital city of Vietnam. Centering on a partnership between the two companies, Nomura will contribute to further enhancing the Ecopark Project’s added value while engaging in the Project from the planning and design stages by utilizing the housing business insight cultivated in Japan to date, as well as the track record and expertise in Vietnam to date. * Introducing the “Midtown Project”: The First Real Estate Development in Vietnam’s Phu My Hung Area by Japanese Companies https://www.nomura-re-hd.co.jp/cfiles/engnews/n2015100100075.pdf Aerial photo of Ecopark Project The Nomura Real Estate Group has positioned its overseas business as a growth field in its new Mid- to Long-term Business Plan (effective until March 2028), and it plans to invest approximately 300 billion yen in overseas projects by the business term ending March 2028. Furthermore, by end of that term, with the aim of increasing its profit ratio to 15-20% overall, Nomura will continue actively expanding its overseas business by developing projects in new countries and growing its business in markets that it has already entered, such as Vietnam, the Philippines, Thailand, and China. Description of Nomura’s Contribution ●Planning Participating from the early project stages, Nomura will be involved in the Project from forming of the concept. Based on the expertise cultivated in Japan to date, Nomura will aim for “new value creation” in Vietnam by designing a community that links people and proposing designs with Japanese taste, among other ways. Nomura will aim for “enhancement of customer satisfaction” by actualizing residential unit plans pursuing comfort, common areas facilitating new lifestyles, storage plans rich in detailed considerations, specifications that are highly functional, and more. ●Management of quality Even during the construction period, Nomura will be involved in quality management. Aiming for buildings that can increasingly continue to serve as residences of high quality based on Nomura’s quality manuals and inspection standards, Nomura will pursue quality improvements and thereby provide “safety and security” to customers.
