The property is mainly to first fix level with the bulk of the materials to complete the build included in the sale. The barn, when complete will offer two or three bed accommodation depending on how you choose to use it. It comes with approx. 7 acres of flat pasture and a couple of useful outbuildings. Good outriding in the immediate vicinity The barn has neighbours as there is one other barn for conversion (standing at rightangles to this barn), plus the original farmhouse. The three properties are located down a private drive off a minor country lane, all are smallholdings. This is an ideal project for someone looking to complete something in the short term - much of the work has been done and the property is nearly ready. The majority of the money has been spent and most of the work left is finishing off. Accommodation General Information Overall, the central heating (LPG) has been installed and is working. Mains water and electricity is connected. The downstairs of the barn is well progressed. The walls have been plaster boarded and the wiring is in place and connected. The downstairs shower room needs fitting out, but the materials are there. The doors need hanging (again included) Kitchen units and a new range cooker are available by negotiation. Upstairs is not quite so complete. The central heating is in place and working, the insulation is in place as is the wiring but the plaster board has to be put up. The bathroom suite is included but not fitted. The biggest jobs outstanding are: to install and connect the bio-system for the sewage (approx. £6,000 has been quoted) to install roof-light windows upstairs as necessary The accommodation comprises: Ground Floor Kitchen / Diner: 6.05m x 4.55m (19'8 x 15') Office Area: 3.25m x 2.6m (10'8 x 8'6) Shower Room: Sitting Room: 4.55m x 3.55m (15' x 11'8) Bed 1 / Reception: 4.7m x 4.5m (15'5 x 14'9) First Floor Landing Bed 2: 4.7m x 4.7m (15'5 x 15'5) Dressing Room: 2.25m x 2.1m (7'4 x 6'10) Bathroom: Bed 3: 6.1m x 4.5m (20' x 14'9) All measurements are approx. Externally The barn is set down a private lane, well off the road. The lane serves three properties in total. To the front of the barn is a courtyard area with parking spaces, patio etc. Running along the rear of the barn is a garden which will need landscaping. The Land The land sits across the lane from the barn. It is divided into three large enclosures and a couple of small enclosures, one of which contains a mature stand of pine trees. The land is, on the whole, clean flat pasture. Within the land sit two useful outbuildings. One is a corrugated barn with lean-to either side and is ideal for livestock, or perhaps equipment storage The second is a more general purpose barn, of corrugated construction and measuring approx. 14m x 10.7m overall (46' x 35'). There is an ideal place for the creation of a sand school if desired. Planning will need to be sought. We understand that there is excellent outriding in the immediate vicinity of the property, including access to much of the Brechfa Forest. Equally, this is great mountain biking country Services Mains electricity, mains water Tenure We are informed that the tenure is Freehold Council Tax Band Not Specified Directions From Carmarthen, take the A40 towards Llandeilo. After approx. 5 miles, you will come to the village of Brechfa. In the centre of the village, turn left at the triangle of grass (the road is signed for New Inn). Follow this road out of the village and at the fork, keep right (signed for New Inn). Keep going up through the forestry and you will then see on the right, a large green Forestry Commission entrance sign to Gwarallt Forest. At this point, the road bends sharply left and then sharply right. Here there is a safety barrier to the left side of the road. The road straightens out and then bends to the right again, still with the barrier on the left. As the road straightens out this time, but before the barrier ends, you will see a large entrance to a drive on the right with the name of three properties including Gwarallt Barn. Take this drive and follow it until you reach the property which is to the right of the track after the farmhouse.
