THE PLOT – TQ14 9SF

An opportunity to acquire a building plot with detailed planning permission (Ref.15/00824/FUL) for a detached chalet style two-storey dwelling with an integral garage, parking area and south- facing rear garden in this extremely sought-after Teign estuary village. The proposed plans show the ground floor (including the garage) having a gross internal floor area of approximately 95.4m2 (1,027 sqft) and the first floor having a gross internal floor area of approximately 68.8m2 (740 sqft), although half of this area on the first floor has a height of less than 1200mm above finished floor level. The site slopes down from north to south and extends to approximately 0.088 hectares (0.21 acres).

The plot is located to the west of the village centre off Forder Lane and is situated to the rear of the property “Downabit” and access is via a shared private driveway, the entirety of which is also within the ownership of the seller. The proposed plans involve the demolition of the single storey extension to the side of Downabit to allow construction of the access drive down to the plot. This demolition and making good works is negotiable as part of the sale for either the seller or purchaser to undertake as part of the deal.
