Bu alternatifin bir alt türü olan yat turizmi ise, Türkiye’nin 8333km’lik kıyı şeridinin sahip oldu ğu do ğal ve be şeri çekicilikler sayesinde hızlı bir geli şim ya şamaktadır. Buna paralel olarak, yat turizmindeki iki önemli i ş kolundan biri olan marina sektörü de, son yıllarda girdi ği hareketlilik süreci içerisinde bir altyapı ve üstyapı unsuru olarak söz konusu çekicilikleri tamamlamakta ve Akdeniz’de dola şan yüz binlerce yatın Türkiye’ye çekilmesine katkıda bulunmaktadır. Bu çalı şmanın birinci bölümünde deniz turizmi ve türleriyle ilgili genel kavram ve bilgiler verilmi ş, ikinci bölümünde ise dünyada ve Türkiye’de marinacılı ğın durumu incelenmi ş ve genel açıdan ekonomik, sosyal ve çevresel olarak ülkelerine katkı sa ğlayan Türkiye’deki marinaların mikro ölçekteki sorunlarına çözüm getirilmesi gerekti ği vurgulanmı ştır. Çalı şmanın son bölümünde, Türkiye’de özellikle yatırım mevzuatı ve karlılı ğı açısından bazı sorunlar ya şadı ğı belirtilen marina sektörü için alternatif bir i ş modeli olan yat evi önerilmi ştir. Modelin uygulanması için gerekli ortam kriterleri açıklandıktan sonra kar şıla ştırmalı bir örnek de ğerleme senaryosu ile modelin marina yatırım karlılı ğı üstündeki etkisi vurgulanmı ş, ancak modelin uygulanı şında dikkat edilmesi gereken belli ba şlı konuların da altı çizilmi ştir. Anahtar Sözcükler: Deniz Turizmi, Yat Turizmi, Marina, Yat Evi, Türkiye ABSTRACT Nautical tourism has become an increasingly more recognized alternative as a potential contributor to Turkish tourism revenues. Yacht tourism on the other hand, a sub category of the aforementioned alternative, has witnessed a rapid growth by courtesy of the natural and human attractions the 8333km coastlines of Turkey have to offer. Consequently, the marina sector, one of the two vital businesses in yacht tourism, has gained the dynamism to complement these attractions as an infra- and superstructure component and thereby become a synergic element in inviting the hundreds of thousands of yachts cruising along the Mediterranean shores. The first part of this study introduces the general concepts and knowledge about nautical tourism and its types whereas the second part reviews the literature in terms of the position of marina business around world and in Turkey, and after an emphasis on the macro contribution of the sector on the economy, society and the marine environment, it urges us to bring solutions to the micro scale issues of the marinas in Turkey. The final part of the study has been designated to suggest the dockominium model as an alternative for the sector who is somewhat troubled with the legislation and profitability issues associated with the investments. The application of the model has been described in terms of the legislative and economic criteria it requires and, its impact on the marina profitability has been demonstrated through a sample comparative valuation scenario, yet the crucial issues to be looked out for were also highlighted. Farklı dinamiklere sahip bu türün yine kendine has özellikleri olan kruvaziyer, deniz sporları ve yat turizmi gibi alt türleri mevcuttur. Dünya denizcili ğinin ve deniz ula şımının ana merkezlerinden biri olan Türkiye’nin 8333km’lik kıyıları, her üç türün de geli şebilmesini sa ğlayacak zenginlikte ve çe şitlilikte do ğal ve be şeri kaynaklar arz etmektedir. Bu kaynaklar, deniz turizminde rekabet edebilmek için gerekli ça ğda ş yatırım ve i şletmecilik anlayı şıyla beraber de ğerlendirildi ğinde ise, Türk turizminin çe şitlenerek ve nitelenerek geli şmesi ve ekonomiye katkısının büyümesi kaçınılmazdır. Deniz turizminin üç ana türünden biri olan yat turizminde, yat i şletmecili ği ve marina i şletmecili ği olmak üzere iki ana iş sahasının varlı ğı göze çarpmaktadır. Bunlardan marina i şletmecili ğinde ise, Türkiye’de son yıllarda ciddi bir geli şme kaydedilmekte ve dört denizinin de kıyılarında yeni yatırımlar planlanırken, mevcut tesislerinin ise iyile ştirilmesine çalı şılmaktadır. Marinalar, gerek bölgesel gerekse ülkesel açından makro ölçekte önemli bir katkı kayna ğıdır. Ancak, ülkelerine ve bölgelerine bu derece yararlı olan marinalar, mevzuata ili şkin ve mali nedenlerden dolayı mikro boyutta bazı sorunlar ya şayabilmektedir. Bu duruma alternatif bir çözüm sa ğlama adına takdirlerinize sundu ğum çalı şmamda, dünyada “ dockominium ” olarak bilinen “ yat evi ” modelinin Türkiye’deki marinalara uygulanabilirli ği ve uygulanmasının olası etkileri tartı şılmı ştır.     Charles Stephen Hawtrey Background Charles was born in a poor part of London in 1925, the eldest of eight children. He was the first born, and the last remaining sibling. Charles started work long before the age of ten to support his family, trying many careers along the way including brick laying, baking, elephant handling at London Zoo, and the British Army. In his early 20’s Charles and favourite brother Ron worked at London airport refuelling planes when Charles developed his desire to learn to fly. Finally earning his pilot’s licence through the help of friends, he took off around the world and flew professionally in distant Canada and Africa. He loved South Africa and enjoyed trying many new careers there where he even ran his own pub for a while in Durban. Charles returned to London where he met his wife to be, Olive, who went on a date with him believing he was the famous radio and future movie star. They married in 1956 and earned a living from many different endeavours including raising pigs which Olive enjoyed before they were ready to start a family. In 1958 Charles and Olive moved to Melbourne as “Ten Pound Poms” on a small ship called Fairsky, to find new career opportunities and a better life. Initially he worked as a bus driver and a car salesman before joining Australian Fixed Trusts where he became their top salesman for a number of years running. Working in this field brought him in contact with many retirees and gave him the idea to start his first small development in Melbourne for the over 50’s.
