The farm complex is embedded in an old monumental 10-hectare landscape park with 5,000 meters of hiking trails and a beautiful 6,000 m2 pond. The farm complex is part of a historic country estate, in the Vecht region of Utrecht. The oldest part is from 1750. The family that bought it in 1815 is still the owner. The extensive restoration was completed at the beginning of 2019. The restoration principles were restoring old looks and introducing modern comfort. A coach house, horse stable and haystack are available next to the farm. The haystack is open and has a hard floor. General - Farmhouse: approx. 285 m2 - Coach house: approx. 73 m2 - Horse stable: approx. 81 m2 - Haystack (open with hard floor) approx. 65 m2 - Northern Barn (2019/2020) approx. 88 m2 The buildings are not fully measured in accordance with NEN-2580. Square meters are a good indication. Floor surfaces with a sloping roof are from 150 cm. headroom calculated. Hofstede Sterreschans is a national monument in a unique location. Parking There are 29 parking places available on the backyard of the farm. Construction of an electric charging point for a car is prepared by means of casing in the ground. Next to the main-driveway, another 22 grass-paved parking spaces are available. In addition, you will find sufficient good overflow parking places in the vicinity. Parking in the yard of the farm is unsightly and therefore deemed undesirable. PROJECT INFORMATION Rijksstraatweg 7, Nieuwersluis Location and accessibility The farm complex is located in an outside area and also easily accessible through various roads to and from surrounding village centers. You are within a few minutes on the A2 highway, which has an excellent connection with; Amsterdam, Utrecht, Het Gooi and Schiphol Airport. It is also easily accessible by public transport; the nearest bus stop is a 10-minute walk away. Bus number 120 (Utrecht CS - railway station Breukelen - NS Amsterdam Amstel) stops twice an hour. Destination The farm complex has a 10-year exemption for business rental. As a user you are responsible for inquiring about the current zoning plan with the municipality. No rights can be derived from this description. Additional permits may be used e.g. a user license. Installations Heating The entire complex has low temperature underfloor heating. This is much more efficient than a traditional system, because the correct (low) water temperature directly comes from the boiler. Prepared heat network Available buildings can be connected to 1 heating network relatively easily by means of a connection already available with casing pipes. This heat network can in the future, for example, be supplied with a heat pump or heat/ cold storage system. Insulation Roof, walls and floors are well insulated. The roof of the farm is better insulated than 80% of the Dutch housing stock. Due to the monumental status, the existing windows in the farm are single-glazed. The new windows in Farmhouse (= Hoeve in Dutch), Coach house (= Koetshuis) and Horse stable (= Paardenstal) were fitted with double glazing in 2016. The buildings are well wind-proofed. PROJECT INFORMATION Rijksstraatweg 7, Nieuwersluis Electric The electrical installation has been completely renewed. There are many fixed UTP data points. The buildings are connected with casing pipes for (data) cables from the farm. Modifications The tenant is not allowed to adjust the complex to his own taste. Changes in relation to the state on delivery must always be approved by the landlord first. Color adjustments will never be approved. After the end of the agreement, adjustments made, will have to be undone at the expense of the tenant. PROJECT INFORMATION Rijksstraatweg 7, Nieuwersluis Rental conditions Rental price: On request Lease term: 10 years. After mutual approval, it can be extended by 5 years each time. Service costs: Maintenance of grounds around farm, access path, maintenance / periodic impregnation of concrete floor, but also any camera surveillance etc. For gas, water, electricity, data and waste materials, one must conclude agreements with suppliers. Acceptance: Farm complex is available immediately Notice period: 12 months Security: Deposit: the amount of 3 months’ rent. Rent indexation: Annually, for the first time one year after the start of the lease, based on the change in the monthly price index according to the consumer price index (CPI), CPI series for all households (2015 = 100), published by Statistics Netherlands (CBS). The rent will never be less than the rent of the previous year. VAT : 21% VAT will be charged on the basic rent. If the tenant does not meet the "90% criterion", there will be a sales tax exempt rental. Landlord will then not want to enter into a lease with tenant for tax reasons. De parkeergarage is geopend op werkdagen van 06.30 tot 21.30 uur (op woensdag en donderdag tot 22.00 uur). Looproute vanaf parkeergarage Malieveld (enkele minuten) Bij het verlaten van de parkeergarage loopt u naar rechts richting de stoplichten. Bij de stoplichten steekt u linksaf over. Keywords: 78Eur/action/conference/cost/forestry/fragmentation/habitat/infrastructure/ Malme/network/road/transport Abstract: One of the radical changes to the landscape of the past centuries has been the creation and enormous extension of infrastructure networks. Towards the end of the 20th century, the expansion of trunk rail and road networks slowed, but did not cease. At the same time, an ever denser network of forestry roads and other minor roads, tracks and trails extended into the last wildernesses of Europe. Canals, pipelines, electricity and telephone networks added their impact to an exponential fragmentation of natural areas, while urbanisation rapidly increased the built- over area. Researchers, nature organisations and authorities have expressed their concern over the impacts of fragmentation and studies have shown the risks caused by shrinking, ever farther separated habitats and the increasing influence of edges and boundaries. But only during the past decade has there been sustained, broad scale international collaboration to review knowledge about the transport infrastructure's impact on fragmentation and especially about the means to mitigate it. Habitat fragmentation, the splitting of natural habitats and ecosystems into smaller and more isolated patches, is recognised as one of the most important global threats to the conservation of biological diversity. A short overview of the mechanisms, processes and effects on nature will be presented. This threat was the reason for the Infra Eco Network Europe (IENE) to start in 1998 an action in the framework of COST1: the action COST 341.
