On the very outskirts of the fenland village of Outwell lying on the borders of and Cambridgeshire, a quaint little thirties house has been modernised and extended in a sympathetic way, so that it is now triple the size. In a very quiet spot, the last house on a country road with far reaching views over farmland enjoying the big fenland skies, this five bedroomed property is presented in immaculate order, with a separate double garage and good sized garden.

Attractive Decorative Detailing

As a plaque set into the facade informs us, the house was built in 1931 – a pretty and decorative building in mellow yellow brick with terracotta brick detailing under a slate roof with attractive terracotta ridge tiles, a pair of chimneys either side. Just recently, the property has been extended hugely behind with a large, double-height wall of glazing allowing natural light to flood into the new entrance hall to the side.

The white and grey colour scheme throughout the inside of the house is softened by the warm honey colour of the internal oak doors and the buff coloured Karndean floor which is forgiving underfoot but, at the same time, hard-wearing and practical. Underfloor heating throughout the downstairs is an added luxury. This Karndean flooring has been laid in the hall, kitchen, utility room and both downstairs lavatories. Elsewhere, brand new grey carpet is laid wall to wall, except for in the bathrooms upstairs. Here, more Karndean, tile or wood effect, is combined with floor to ceiling, porcelain wall tiles creating clean- lined, contemporary bathrooms; the two en suites are fitted with quadrant showers, whilst the main family bathroom has a separate bath and shower.

Light and Airy Open Plan Living

The living room occupies the original part of the house where it has been knocked through into one large room with the front door still centrally positioned, now a new composite one to match the other external doors. We are informed by the owner: “The fireplace at one end is currently blocked off, but the chimney stack is still in situ and it wouldn’t be difficult to open it up and install either an open fire or a log-burner, if wished.” This lovely light and airy living room has access from the hall, and into the kitchen via glazed double doors.

The kitchen is another light and spacious room fitted with a brand new quality kitchen at one end, and with a huge area for a dining table where wide bifold doors open onto a paved terrace and the garden. “All electric appliances are integrated within the grey units,” says the owner. “A tall fridge freezer stands next to an eye-level double oven and grill, whilst a ceramic hob sits within the pale Minerva worktops with contemporary extractor fan above. A dishwasher as well as large integrated bins stand under-counter, and a rectangular island acts as a substantial breakfast bar, also with matching Corian top.” The one and a half bowl sink is positioned under the wide window that overlooks the garden. Well Designed Layout All electric appliances are integrated within the grey units: a tall fridge freezer stands next to an eye-level double oven and grill, whilst a ceramic hob sits within the pale Corian worktops with contemporary extractor fan above. A dishwasher as well as large integrated bins stand under-counter” A utility room leads off the kitchen which has another sink fitted into a worktop with space for a washing machine and tumble dryer underneath. “In the corner of the room, accessed from the outside, is a separate boiler house which houses not only the oil-fired boiler, but also the electrics and the hot water tank,” he tells us. “On the other side of the utility there is a downstairs toilet, this is secondary to one that is reached from the entrance hall next to the study.”

Venturing up the carpeted stairs, the glass panelling under the timber handrail is a sleek modern touch that enhances the feeling of light and space and complements the external glazing. All five bedrooms are generous doubles, and the master enjoys a walk-through dressing room into the en suite. This and bedroom two, also with an en suite, are situated at the back of the house, however, the two bedrooms to the front are even larger in size, and one is dual aspect. The views across the open fields are outstanding, where stupendous sunsets can be truly admired.

Newly Landscaped

Outside, the garden has been exquisitely landscaped with double wrought iron gates opening within a substantial gravelled drive that leads to a newly built, double garage. “The electrically operated up and over garage door is extremely thick and well insulated!” declares the owner. “We rebuilt the garage from scratch perfectly in keeping with the house.” The good-sized plot is enclosed by brand new timber lapboard fencing and laid to lawn with a new paved terrace directly from the kitchen where opening the bifold doors lets the outside in, ideal for al fresco dining. For those feeling creative, with such a blank canvas, there is plenty of scope in the garden to let your imagination go!
