A slightly slummier area? Negotiations of place-bound identities through social spatialisations and unofficial toponyms1 Jani Vuolteenaho, Hanna Lappalainen & Terhi Ainiala University of Helsinki ABSTRACT: In the article, spatialisations (discourses of ideal or stereotyped spaces) are conceptualised as powerful discourses of the surrounding society, providing resources for place-bound identity construction in interaction. We combine a sociolinguistic analysis with Bakhtinian dialogism to understand how such ‘third’ voices in dialogue empower and pluralise self- and other- positionings embedded in the evocations of unofficial place names. Empirically, the focus is on toponyms that divide the socially mixed Vuosaari suburb in Helsinki into ‘older’ and ‘newer’ territories. The results show that when the stereotypes of ‘good’ and ‘bad’ neighbourhoods or other spatialisations interpenetrate the uses of ‘Old’ and ‘New Vuosaari’, they open room for the (re-)voicing of the meanings of these toponyms for highly differentiated social ends. With the Bakhtinian framework bridging between socio-spatial theory and sociolinguistics, the article develops a spatially sensitised approach to analyse the entanglements of the micro-level contexts of interaction with the macro-level discourses of meaning-giving. However, due to residential real estate’s heterogeneous market, picking a good deal is hard and participating can be scary due to its capital intensiveness. The investor has to understand the market and know how to conduct and analysis. The paper addresses the fundamentals of investing in Helsinki under the Finnish legislation. Helsinki has grown as a city for the past years. Evaluating the city’s growth opportunities wields the investors with confidence on the cyclical real estate market. The market analysis will also show the differences between the locations within Helsinki, opening up potential for investors of many kind. When looking at the process of analysing, the research in this paper focuses the whole spectrum of it: which tools can be used to save time, how to correctly calculate returns and risks and what are the downfalls and benefits of the calculations. The methodology of hedging risks in real estate investing will cover the common fears such as rising interest rate, and will discuss the use of real estate as a hedge against inflation. The paper uses public data sources for comparative data analysis to find variables which affect the price, and draw conclusions according to the data. -

Sustainable transformation of cities – case Helsinki Anri Linden, Unit Manager, Urban Environment Division, Detailed planning 16.6.2021 Helsinki’s target is to be carbon neutral by 2035. The most significant emissions generated in urban areas come from heat and electricity consumption and traffic. The emissions need to be reduced also holistically taking in to account the emissions of city structure, construcion and maintenance. Carbon neutral Helsinki 2035 – action plan steers all building projects in Helsinki. The action plan affects also planning, plot release, building permits and control and the planning of green networks. Why more wood? Building costruction industry needs the most low-carbon materials as possible and at the moment that is wood. Using wood in building construction offers long term carbon storage. In wood construction the early stage emissions peak is significantly lower compared to conventional building and the life cycle emissions are also lower. HAVA, a tool for detailed planning: (Helsinki detailed planning low carbon evaluation tool) In detailed planning new tool to calculate life cycle carbon footprint and handprint HAVA is clear, easy to use and an easily updatable method which steers in to low carbon or carbon positive solutions in detailed planning. The purpose of this thesis is to find out whether a territorial stigma features in local residents accounts of the area. The theoretical framework for this thesis is drawn from Loic Wacquant’s idea of a territorial stigma. Wacquant proposes that a negative label or a stigma easily becomes a self-fulfilling prophecy, when the residents of stigmatized areas begin to look for ways of distancing from their neighbors and begin to blame neighbors for the area’s alleged hardships. Another theoretical tool to better study the topic in the Finnish context is drawn from previous research on media depictions of Finnish residential suburbs or lähiös through recent decades. The data has been collected by semi-structured interviews. The residents of Mellunmäki have been interviewed in depth about their experiences and opinions on Mellunmäki. Only by understanding the experiences on an individual level can we say something concrete about the wider phenomenon of territorial stigma. By comparing the collected data, themes have been constructed of the phenomenon. The analysis of these themes provide findings as follows. -

Popularity of infill development is increasing because of the environmental benefits and cost saving potential it provides, which relate to the possibility to use existing infrastructure and services. However, the impact of infill develop- ment on value of existing properties has not been studied to a sufficient extent. Therefore, the aim of our study is to ana- lyse whether infill development affects the prices of existing apartments. We carried out statistical analysis based on data from seven case neighbourhoods, and prices of more than 6000 housing transactions from one decade. The results of our analysis do not support the hypothesis of infill development affecting positively existing housing prices, but neither did the study show a significant negative effect. Both amenity effect and negative externalities may provide explanations as to why property values do not change due to infill development.
