This report summarizes the results of seven soil geochemical baseline mapping projects carried out in the Helsinki Metropolitan Area by the cities of Helsinki, Espoo and Vantaa and the Geological Survey of Finland during 1996–2011. Samples were taken of humus and minerogenic soils from natural soils around urban centres, within urban areas and from man-made ground. In most cases, the analysis of mineral soil and humus samples was based on aqua regia extraction and concen- trated nitric acid extraction, respectively. Concentrations of PAH and PCB compounds as well as PCDD/F compounds were determined from a limited number of samples. The upper recommended limits of baseline variation (SSTP) are calculated for selected urban soil types. The Helsinki Metropolitan Area belongs to the South Finland arsenic province, charac- terized by relatively high natural arsenic concentrations in soils. The upper recommended limit of baseline variation for arsenic exceeds the national threshold value (Decree 214/2007) both in urban soils and in natural soils in the Helsinki Metropolitan Area. In addition to arsenic, baseline concentrations of Hg, Pb and Zn exceed the threshold values in some urban soils in the Hel- sinki Metropolitan Area. The upper recommended limits of baseline variation in Co, Cr, Ni and V exceed the threshold values in natural clay soils. The upper recommended limits of Pb and Sb exceed the threshold values in humus. Geologian tutkimuskeskus (GTK) sekä Helsingin, Espoon ja Vantaan kaupungit ovat tehneet yh- teensä seitsemän maaperän taustapitoisuuskartoitusta pääkaupunkiseudulla vuosina 1996–2011. Näytteitä on otettu humuksesta ja mineraalimaasta taajamien ulkopuolelta, taajamien luonnon- mailta sekä täyttömailta. Humuksen alkuainepitoisuudet on määritetty pääosin väkevästä typpi- happouuttosta ja mineraalimaiden alkuainepitoisuudet kuningasvesiuutosta. Lisäksi PAH-, PCB- ja PCDD/F-yhdisteiden pitoisuuksia on määritetty muutamista näytteistä. Taustapitoisuuskartoituksien perusteella joillekin taajamien maalajeille on laskettu suurimmat suositellut taustapitoisuusarvot. Pääkaupunkiseutu kuuluu Etelä-Suomen arseeniprovinssiin, jolle on tyypillistä keskimääräistä suuremmat luontaiset arseenipitoisuudet. Arseenin lisäksi elo- hopean, lyijyn ja sinkin suurimmat suositellut taustapitoisuudet ovat paikoin suurempia kuin PIMA-asetuksen (214/2007) kynnysarvot taajamien puistoissa ja täyttömailla. Taajamien ulko- puolella koboltin, kromin, nikkelin ja vanadiinin suurimmat suositellut taustapitoisuudet ovat kynnysarvoa suurempia savikoilla. Humuksessa lyijyn ja antimonin suurimmat suoritellut tausta- pitoisuusarvot ovat kynnysarvoa suuremmat. It has been a spawning and thriving place for the endangered brown trout. In recent years, due to the establishment of small-scale industries in its catchment area, occasional chemical discharges and other emissions into water body has affected the quality of water, affecting the aquatic life and the water-sustained ecosystem. This thesis project proposed here aimed at identifying and mapping these SSIs and studying their potential chemical discharges and other emissions so that effective measures could be adopted to protect the natural state of Haaganpuro. First, basic information about Haaganpuro was collected from the supervisor. Literature review was then done to accumulate more information from other thesis papers and online sources. Eventually, multiple field visits were conducted in the catchment area of Haaganpuro to identify potentially harmful industries. Also, another student studying on same stream and the supervisor were repeatedly consulted during the field visits.

The market analysis will also show the differences between the locations within Helsinki, opening up potential for investors of many kind. When looking at the process of analysing, the research in this paper focuses the whole spectrum of it: which tools can be used to save time, how to correctly calculate returns and risks and what are the downfalls and benefits of the calculations. The methodology of hedging risks in real estate investing will cover the common fears such as rising interest rate, and will discuss the use of real estate as a hedge against inflation. The paper uses public data sources for comparative data analysis to find variables which affect the price, and draw conclusions according to the data.

The aim is to offer new ways to structure the framework of socio-economic change in Helsinki through this theoretical perspective and to explore the suitability of the concept of new-build gentrification in a context where the construction of new housing is under strict municipal regulations. The conceptual understanding of gentrification has expanded since the term's coinage, and has been enlarged to encompass a variety of new actors, causalities and both physical and social outcomes. New-build gentrification on its behalf is one of the manifestations of the current, third-wave gentrification. Over the upcoming years Helsinki is expected to face growth varying from moderate to rapid increase of the population. The last decade has been characterized by the planning of extensive residential areas in the immediate vicinity of the Helsinki CBD and the seaside due to the relocation of inner city cargo shipping. Accompanied with characteristics of local housing policy and existing housing stock, these developments form the framework where the prerequisites for the existence of new-build gentrification are discussed.
