Benefits of owning a landed house

• Rarity of land in Singapore, landed properties make up just 5% of Singapore’s total housing stock. • Possession of full ownership of the land with title deeds instead of an undivided ownership in the case of a condominium. • Landed property is one of the most resilient assets with a very strong potential for capital appreciation. • Greater privacy, prestigious, showing affluence, luxury of space to cater to multigenerational living through different phases of life. • Much greater flexibility in a landed property. The luxury to redefine, reconfigure and redesign landed living • As time progresses, owners of landed properties can carry out A&A works or rebuild the property in accordance to personal design preferences, or keep up with the latest design, or to add additional floors (with accordance to authorities approval and URA guidelines). This is something that a strata-titled landed home owner may be constrained. • Full control of land use and not subject to MCST guidelines • Being able to have greater leeway to bespoke the garden landscape and exterior of the building (e.g. paint colour) compared to a property that is under MCST management;

Architectural Design

The tranquil drive down the boulevard of Seletar Green Avenue transits slowly into the countryside. Characterised by two unique terrace streetscapes, a pair of bespoke semi-detached and an exclusive bungalow, the contemporary collection marks a new chapter to the luxurious serene lifestyle of Luxus Hills.

At the heart of the neighbourhood is the Courtyard Concept Terraces, where the central air well is seamlessly integrated into the living, dining and resting spaces. Designed with a veranda at every storey which provides a great opportunity for greening, Courtyard Concept is the quintessence of calm and the phenomenology of living in the nature – gardens are the extension of each storey, offering openness, cross ventilation and the experience of breeze, sunlight, shadows and rain.

The contemporary collection also offers a fresh perspective to the traditional family house – the 3- Generation Concept Terraces, where the classical home is integrated with a full suite of contemporary, flexible spaces on the first storey. Designed to be a fully furnished home on its own, the first storey has the potential to become a SOHO, young couple’s suite, grandparent’s suite or simply a guest’s suite – fully equipped with a pantry, spacious living room, dining and bathroom. The 3-G Concept is the hallmark of the modern family home.
