The farm is being offered to let as a whole by informal tender on a Farm Business Tenancy from 11th October 2018. Location and Situation The farm is situated in the Fens to the north of Boston in Lincolnshire. The land is principally divided in to three main blocks, with the primary yard located at Bowsers Farm in West Fen parish between the villages of Stickney and New Bolingbroke. To the north is Far Fen Farm in the parishes of West Fen and East Kirkby, located to the south of Kirkby Bank. The third block is located approximately five miles to the east of Bowsers Farm in the East Fen at Eastville, immediately to the east of the village, each side of Station Road. Access is via public roads and private farm tracks. Description The farmland extends to 957.56 acres of land the vast majority of which is used for arable cropping, and which benefits from a range of farm buildings providing approximately 8,700 tonnes of grain storage. The total gross area of the farm to be let is 979.57 acres. The land is shown on the plans within these particulars and further details including a full schedule of areas are available within the Information Pack. Agricultural Land Classification and Soil Type The land at Bowsers Farm and Far Fen Farm is categorised as Grades 2 and 3 by the Agricultural Land Classification of England and Wales. According to the Soil Survey of England and Wales the soil type at Bowsers Farm and the southern part of Far Fen Farm belongs in part to the series of Wallasea 2 soils described as “Marine Alluvium: Deep stoneless clayey soils, calcareous in places. Some deep calcareous silty soils. Flat land often with low ridges giving a complex soil pattern”. The remainder of Far Fen Farm is split between, at the north Blackwood soils described as “Glaciofluvial Drift: Deep permeable sandy and coarse loamy soils”; and in the middle Wickham 2 described as “Drift over Jurassic and Cretaceous clay or mudstone: Slowly permeable seasonally waterlogged fine loamy over clayey, fine silty over clayey and clayey soils”. The land at Eastville is categorised as Grade 2 by the Agricultural Land Classification of England and Wales. According to the Soil Survey of England and Wales the soil type belongs to the series of Downholland 2 soils, which are described as “Marine alluvium: Deep stoneless clayey or calcareous silty soils, mainly with a humose surface horizon”; and part is of the series of Wallasea 2 soils described as “Marine Alluvium: Deep stoneless clayey soils, calcareous in places. Some deep calcareous silty soils. Flat land often with low ridges giving a complex soil pattern”. Cropping Details of the recent cropping of the farm are available in the Information Pack. Buildings Bowsers Farm yard contains a range of buildings providing substantial grain storage capacity of approximately 8,700 tonnes (estimated capacity figure based on storage of wheat). A plan and schedule of the buildings is available in the Information Pack. Services Bowsers Farm benefits from mains electricity (three phase), water and telephone connections. Foul drainage is to a private system. Drainage The land is subject to Drainage Rates levied by the Witham Fourth District Internal Drainage Board. The tenant will be responsible for registering and paying any drainage rates during the term of the tenancy. We have been informed that the current drainage charges for 2018/19 amount to £8,285.95 per annum. Designations All of the land is designated as part of a Surface Water Nitrate Vulnerable Zone (NVZ), with part of the northern block of land at Stickney designated as part of a Groundwater NVZ. The range of situations, and of emotions, to which we can be exposed is huge. These things help to form the richness of human living. But in themselves they can sometimes be immensely difficult to handle. Jesus’ promise was to be with his friends. Although they experienced the crushing sadness of his death, and the huge sense of betrayal that most of them felt in terms of their own abandonment of him, they also experienced the joy of his resurrection and the happiness of new times spent with him. They would naturally have understood that his promise to ‘be with them’ meant that he would not physically leave them. However, what Jesus meant when he said that they would not be left on their own was that the Holy Spirit would always be with them. It is the Spirit, the third Person of the Holy Trinity, that we celebrate during the month of May. Jesus is taken from us, body and all, but the Holy Spirit is poured out for us and on to us. The Feast of the Holy Spirit is Pentecost. It happens at the end of Eastertide, and thus marks the very last transition that began weeks before when, on Ash Wednesday, we entered the wilderness in preparation for Holy Week and Eastertide to come.
