Part A Lot 1 - The Manor House and about 6.8 acres The Manor House is an elegant Grade II* listed country house originally dating from the 12th century. The Georgian front has a beautiful brick elevation and the older part of the house has timber framed origins. The house forms one side of a magical courtyard which includes the former coach house, stables, dairy and Tithe barn which has been beautifully restored and is, at present, used as a venue for events which also derives an excellent income. To one side of the courtyard there is a range of former stables currently used as a workshop and stores, including a log store. The 18th century elevation overlooks the gardens with an attractive listed dovecote in one corner. The house was at one time the home of the famous 18th century historian Edward Gibbon, who wrote The History of the Decline and Fall of the Roman Empire. The Manor House is a wonderful historic house with immense character and a wealth of architectural detail. The reception hall doubles as a comfortable sitting room with some fine panelling, believed to date from the 17th century. The 18th century part of the house features a garden hall and an original staircase. The sitting room and drawing rooms both have period fireplaces and lovely views over the gardens, with the South Downs providing an impressive backdrop. The dining room is an intimate room leading through to the family kitchen which has a gas fired Aga and breakfast room with an attractive beamed ceiling. Off the back hall is a utility room, a freezer room and two cloakrooms. The bedroom accommodation is laid out on 2 floors with access via the 18th century staircase, or the secondary stairs. There are 4 excellent bedroom suites in the Georgian part of the house, including a master bedroom suite, all with beautiful views of the gardens and South Downs beyond. In the earlier part of the house there are 4 further bedrooms and bathrooms, 3 of which are en suite. On the second floor is an elegant library. Gardens and grounds The gardens are principally laid to lawn with herbaceous borders. To the front of the house is a magical courtyard with a lawned area in the centre, under a large chestnut tree. The house is surrounded by a stone flagged terrace which opens out onto the lawned gardens. A wall connects the house to a dovecote which was built in the 18th century. There is a summer house at the entrance gate to a south facing walled garden which leads to an outdoor swimming pool. The walled garden comprises lawned areas, a yew hedge walk and flower beds. The walled garden is divided into sections with a more formal area leading to an outdoor swimming pool. There is also an orchard and 3 paddocks beyond, 2 of which have wooden field shelters.
