Custom built in 2007 with high-end finishes and numerous amenities, the four-story building contains six units in 11,000 square feet of living area on a 0.12- acre parcel. The building is 100% occupied and has a strong occupancy history. The Property is located in Lincoln Park, a core-plus location on the North Side of Chicago and one of the most sought-after and attractive neighborhoods in the city. The transit-oriented location is just steps from North/Clybourn Red Line Station and a multitude of shopping, dining, fitness, lifestyle and entertainment options, and less than one mile from convenient access to Kennedy Expressway/I-90. PROPERTY HIGHLIGHTS The 4-story building consists of two 4-bedroom/3-bathroom duplexes, three 2-bedroom/2barthroom flats, and a stunning, 3,750 square foot, 3-floor, penthouse unit with 5-bedrooms/4-bathrooms and private deck with stunning Chicago Skyline views. Additional building highlights include: ◊ High-end stainless-steel appliances and finishes including granite countertops, central air, fireplaces, hardwood floors, open floor plans, island kitchens, high-ceilings, in-unit laundry and balconies. ◊ Large Units – the average unit size in the building is over 1,833 square feet. ◊ Attractive building and façade designed for ease of maintenance. ◊ Heated front walkway, front steps and rear driveway allowing for easy snow removal. ◊ Secured front gate system and private perimeter security fence. ◊ Six garage parking spaces in three heated garages. ◊ Two roof decks above the rear garages. ◊ Each unit is separately metered for gas (heat and hot water) and electricity, which the tenants pay. ◊ Each unit has a separate Parcel Identification Number (PIN), allowing for a potential condo conversion exit strategy in one of Chicago’s strongest condo markets. 4 INVESTMENT HIGHLIGHTS INVESTMENT STRATEGY ■ 1713 N. Sheffield offers investors the opportunity to acquire a high-quality, multi- family asset in one of the strongest residential submarkets in Chicagoland. The Property is competitively priced at $463 per square foot, which is at the market average for both multi-family sales and condo sales in Lincoln Park. ■ With strong rental demand in Lincoln Park, the opportunity exists to continue to lease the Property in its as-is condition and capture increasing market rental rates. ■ The layout of the Property also presents the opportunity to redevelop the three- floor penthouse unit into two (2) separate 1,875 square foot units. (Current ownership has existing design plans, architectural prints and cost estimates for the conversion which can be made available during due diligence). ■ The potential for condo conversion also exists and is facilitated by the individual PIN’s (Parcel Identification Numbers) assigned to the units. A condo conversion exit strategy offers the opportunity to maximize the price per square foot exit price in Lincoln Park’s high-demand, supply-constrained condo market. Meeting Display Boards for Public Meetings on the Ashland Avenue Ashland Avenue Bus Rapid Transit Project, held December 10 and 11, 2013. Logos: CTA in partnership with Chicago Department of Transportation and Chicago Department of Housing and Economic Development Welcome: Welcome to the public open house for the Ashland Avenue Bus Rapid Transit Environmental Assessment and project. • In April 2013, CTA and CDOT announced a vision for a center running Bus Rapid Transit (BRT) system on Ashland Avenue between Irving Park Road and 95th Street to provide a fast and reliable north/ south transit connection for 16 miles through Chicago. The vision reflects the planning process and community engagement undertaken in 2012. • Over the summer, CTA and CDOT heard from various key stakeholders about this plan. We are now holding two public open house meetings as an extension of this outreach to gather additional input from the public. CTA and CDOT are still developing the Ashland BRT design, and we are considering options and modifications, including the implementation of additional left turns, based on continued feedback from the public. • The public open house meetings will summarize studies of the project impacts, including traffic analyses, that have been performed as part of the formal Environmental Assessment for the project, in accordance with federal government requirements. The Environmental Assessment is now complete and available on CTA’s website and in hard copy at several community locations. CTA and CDOT would like your comments on the Environmental Assessment, which can be made at the public open houses or by e-mail at [email protected].
