Hiranandani Group Develops 2.6Mn Sq. Ft Commercial Spaces in Thane- FY 21-22 Hiranandani Group Develops 2.6mn sq. ft Commercial Spaces in Thane- FY 21-22 Mumbai \ Thane \ Maharashtra 13th July: Hiranandani Group develops 2.6mn commercial real estate space in Hiranandani Estate township spanned across 350 acres on Ghodbunder Road, Thane near Mumbai. The group deploys nearly Rs 1000 crores of investment for this development at Hiranandani Business Park. The ready to lease ‘Quantum’ is a 25-storeys tower spread across 0.6mn Sq. ft with Occupation Certificate and ‘Centaurus’ tower is 21 storeys spread across 2mn sq. ft to be ready by December 2022. As the city of Mumbai witness’s linear growth, northern business districts are the new hot spot for commercial spaces. This trend is further accelerated by covid19 pandemic on grounds of decongestion and decentralization of economic hubs towards suburbs that offers parallel connectivity, infrastructure, and work near home options to the workforce. This new commercial development is in alignment to the new normal that demands ‘workspace’ near homes trend in the work-sphere. The two commercial towers will offer ‘walk to work’ lifestyle balancing employee wellness and customer centricity: two new watchwords in Commercial Real Estate. Dr. Niranjan Hiranandani, Founder & MD, Hiranandani Group is of the opinion that, ‘Value offices’ near ‘Value homes’ in an integrated township is an ideal ‘Future of Work’ scenario post covid. It offers the value proposition in terms of emerging location, futuristic infrastructure and thriving socio-civic amenities offering holistic living at all-inclusive destinations.” The group has proven track record of delivering 3.5 mn sq. ft of commercial space in Thane that signifies its scalability, modularity and sustainability. Ghodbunder Road, Thane is the major artery road linking Mumbai - MMR’s transport linkages. The slew of mega infrastructure like Metro 4, 4A and 5, underground tunnel from Borivali to Thane, Coastal road and inland waterways in Ulhas river are in development making it as a preferred choice for BFSI, IT & ITeS, Pharma, R&D, Shipping and global Logistics companies. Quantum and Centaurus offer premium leased commercial spaces in a location that fits both the ends of the ‘relocation’ spectrum. It suits corporates and MNCs looking at consolidation and expansion in a central location; it also works for the ‘hub and spoke’ model of satellite offices located closer to human resources, especially in the ‘new normal’ world. He further added that, “Customer segmentation and demand has evolved through Covid pandemic crisis. The new commercial towers are strategically developed based on the principle of 'Conscious Consumerism’ – a decision well informed and aimed to have a positive social, environmental, and economic impact. The consequential benefit of office spaces moving closer to employee homes will lead to carbon neutrality, enhanced productivity and increased employee retainability: tuning in perfectly to the long-term sustainable business goals.” As India Inc realigns their business continuity plans skewed towards wellness and sustainability goals, Hiranandani Business Park, Thane snugly fits into this eco-system. Quantum and Centaurus await the new age corporates who look for not just a smart business choice, but also an organic workspace. -------------------------------------------------------------------------- Hiranandani Business Park – Hiranandani Business Park is designated commercial space within the mixed-used integrated township ‘Hiranandani Estate’ located on Ghodbunder road, Thane. Migration and Employment Situation in Mega City: A case of Greater Mumbai Metropolitan Region D. P. Singh, Professor Centre for Research Methodology Tata Institute of Social Sciences, Deonar, Mumbai 400 088 Email: [email protected], [email protected] According census 2011, Greater Mumbai Urban Agglomeration (UA) is most populated mega city in India with a population of 18.4 million. India’s commercial capital has always attracting migrants from within and outside the state due to number of industrial and commercial establishments in the city. Due to high influx of migration, Greater Mumbai city started shifting its population towards other neighbouring areas due to limited land available for future population and economic growth. The present paper examines the migration pattern in the Mumbai city and neighbouring area in Thane district which together account major share of Mumbai Metropolitan area. It also analyzes the economic data to examine changes occurring in the area in term of employment opportunity and sustainability of this mega city. Data Source In India, decennial census and National Sample Survey (NSS) are major source of information on population and economic activity. Study uses data from census 1961-2011 and various rounds of NSS. In addition the economic census of 1999 and 2005 are used to analyze changes in establishment and employment situation. Some information on condition of people living in planned city of Navi Mumbai is also presented. Mumbai Metropolitan Region is spread in four districts – Mumbai city, Suburban Mumbai, Thane and Raigarh. It includes both the Mumbai district, urban part of Thane and selected towns of Raigarh district.

  • Development of Planning Index for Evaluating Climate Change Protocols: Analysis of Mumbai Metropolitan Region's Regional Plan
Sahu and Saizen City Territ Archit (2018) 5:5 https://doi.org/10.1186/s40410-018-0082-8 RESEARCH ARTICLE Open Access Development of planning index for evaluating climate change protocols: analysis of Mumbai Metropolitan Region’s Regional Plan 1996–2011 Sonam Sahu* and Izuru Saizen Abstract Conserving resources, harmonizing living standards, and employing energy efcient methods are potential solutions to climate change, which can be positively accomplished through development and planning. However, today, as the frst world countries advance towards “positive development”, some third world countries are developing in an “unwanted pattern”. The metropolitan cities of developing countries attract most of the country’s population, conse‑ quently becoming the worst suferers of the situation. They grow faster than their capacity allows, and then due to the lack of strategy, poor governance, and weak policies; face overwhelming pressure on land and natural resources. Documenting this situation using the case of a metropolitan city in India, the present paper aims to identify the problems faced by a metropolitan city in a developing country. The Mumbai Metropolitan Region’s Regional Plan 1996–2011 was analyzed to determine the response to climate change mitigation and adaptation. Furthermore, a new diagnostic tool, namely the “Climate Change Planning Index”, which can deliver valuable information at a glance, was developed. The paper concludes with a summary of the climate change crisis and the necessity of development in a developing metropolitan city. Keywords: Regional Planning, Urbanization, Climate Change Planning Index, Plan analysis Introduction climate priorities in the planning of a city and are sup- Climate change planning, also known as Planning for porting local governments in this direction.
