    Retail Prices in a City Alon Eizenberg Saul Lach The Hebrew University and CEPR The Hebrew University and CEPR Merav Yiftach Israel Central Bureau of Statistics February 2017 Abstract We study grocery price differentials across neighborhoods in a large metropolitan area (the city of Jerusalem, Israel). Prices in commercial areas are persistently lower than in residential neighborhoods. We also observe substantial price variation within residen- tial neighborhoods: retailers that operate in peripheral, non-a­ uent neighborhoods charge some of the highest prices in the city. Using CPI data on prices and neighborhood-level credit card data on expenditure patterns, we estimate a model in which households choose where to shop and how many units of a composite good to purchase. The data and the estimates are consistent with very strong spatial segmentation. Combined with a pricing equation, the demand estimates are used to simulate interventions aimed at reducing the cost of grocery shopping. We calculate the impact on the prices charged in each neighbor- hood and on the expected price paid by its residents - a weighted average of the prices paid at each destination, with the weights being the probabilities of shopping at each destina- tion. Focusing on prices alone provides an incomplete picture and may even be misleading. Specifically, we find that interventions that make the commercial areas more attractive and accessible yield only minor price reductions, yet expected prices decrease in a pronounced fashion. The benefits are particularly strong for residents of the peripheral, non-a­ uent neighborhoods.     Between the years 2000 and 2007, the Israeli Civil Administration demolished 1,626 Palestinian buildings in Area C, which covers 60 percent of the West Bank, and where the Civil Administration has full planning authority. Although this is not a new phenomenon, the underlying factors behind house demolitions are not well known. The main purpose of The Prohibited Zone is to unveil these factors and to describe how Israel is using planning tools in at attempt to control Palestinian building and to restrict its spatial expansion. The report indicates that the main reason for the large number of house demolitions in Area C is the Israeli planning policy. In most Palestinian locales in Area C, the only planning schemes still effective are the Mandatory Regional Outline Plans approved some 60 years ago. In the past, the Israeli military regime issued thousands of building permits, based on these plans. But today, the Civil Administration’s stringent and erroneous interpretation of the Mandatory plans barely allows building permits to be issued by virtue of these plans. The Civil Administration has prepared new outline plans for a small number of Palestinian villages in Area C. However, these plans do not meet the needs of the villages, and their main aim is to delimit the built-up area in the Palestinian locales and to prohibit its expansion. The primary victims of this policy are the 150,000 Palestinians who live in Area C, but it has far-reaching consequences for millions of citizens living in Areas A and B (together, 40 percent of the West Bank), which Area C villages in in the Palestinian Israeli planning policy are under Palestinian planning authority.

We were forced to cancel due to pressure in the office. Instead, we spent a wonderful week cruising on the canals and rivers of France. A flight to Paris and a 2 1/2 train ride on the TGV brought us to Jamac in Cognac Country. For the next 7 days we cruised in a beautiful 3-cabined Motoryacht on the Charante River (piloting ourselves!!!) stopping whenever we fell like it, eating at fabulous French restaurants (not too expensive) and taking our bicycles for a daily ride through the countryside. Truly a great week. For those of you looking for something different, this is the answer. There are 8 different routes, and prices approximately $100 per couple, per night, for the cruise alone. I'll be pleased to advise any of you who are interested. The long, hot summer turned out to be pretty cool and the next rush is on the chagim when at the time of writing most planes are already fully booked.

    Online Appendix for Retail Prices in a City Alon Eizenberg, Saul Lach and Merav Oren-Yiftach∗ July 31, 2020 A Robustness of demand estimates to the computation of the composite good price As explained in Section 2.2, we perform robustness checks to verify that our results are not driven by the way we computed the price for the composite good. Estimation results appear in Table A1. Elasticities are reported in Table A2. First, we add locations having at least 9 prices out of the 27 prices for the 27 products. This increases the number of destinations from 15 to 20 in the first period and 19 in the second and third periods and the number of observations used in the regression to 2,354. Doing this decreases the price coefficient and the coefficient of its interaction with housing prices at origin, although they are still both significant (column 2). This attenuation of the estimates could reflect increased measurement error in prices brought about by the inclusion of locations with a different composition of the composite good. This attenuation translates into a decrease in own prices elasticities from a median elasticity of 4.95 to a median price elasticity of 3.18 (see Table A2). Remarkably, the estimates of the parameters related to distance remain basically unchanged.     The Population of Reunited Jerusalem, 1967-1985 by U.O. SCHMELZ J ERUSALEM is A CITY with a long and fascinating history, a city held sacred by three faiths. Even in the modern period, Jerusalem's religious importance has been a fundamental determinant of the city's development. The course of Jerusalem's general and demographic evolution in the 20th century has been uneven. Prior to World War I, Jerusalem was the largest city—in terms of total and Jewish populations—of what became Mandatory Palestine. Indeed, Jerusalem had a Jewish majority among its total popula- tion going back to the second half of the 19th century. But World War I caused a great loss of inhabitants, especially Jews, due to departures and mortality. Though Jerusalem became the country's capital when Palestine was constituted as a British Mandate (1918-1948), the city's Jewish and total populations experienced lesser relative growth than Tel Aviv (and Yafo)—which overtook Jerusalem in numbers in about 1930—and Haifa. This was due to limited economic opportunities in Jerusalem and—from the Jewish standpoint—the city's location within a compact Arab region. Jeru- salem had 62,700 inhabitants, including 34,100 Jews, according to the census of 1922; there were 93,100 inhabitants, including 53,800 Jews, ac- cording to the census of 1931. The last estimates of the Mandatory govern- ment put the corresponding figures at 164,400 and 99,300, as of 1946. Israel's War of Independence in 1948 included among its important aspects the siege of the Jewish part of Jerusalem by the Arabs and the area's subsequent relief by Israeli forces.
