APPENDIX II (See paragraph 6) FORM-1 A (only for construction projects listed under item 8 of the Schedule) CHECK LIST OF ENVIRONMENTAL IMPACTS (Project proponents are required to provide full information and wherever necessary attach explanatory notes with the Form and submit along with proposed environmental management plan & monitoring program) 1. LAND ENVIRONMENT 1.1 Will the existing land use get significantly altered from the project that is not consistent with the surroundings? (Proposed land use must conform to the approved Master Plan / Development Plan of the area. Change of land use if any and the statutory approval from the competent authority to be submitted). Attach Maps of (i) site location, (ii) surrounding features of the proposed site (within 500 meters) and (iii) the site (indicating levels & contours) to appropriate scales. If not available attach only conceptual plans. Land use Pattern: M/s Balprada Built Pvt. Ltd. is going to develop a fully residential “Harinagar Group Housing” near AIIMS, NH-98, Bhusaula Danapur & Mohammadpur Korji, P.S.- Phulwarisharif, District-Patna,Bihar Plot No.- 42,43,44,45,46,47,48,49,50,51,55,56,60,92,93,1330,1345,1346,1347,1348, Khata No.- 32,29,40,30,45,21,306,295,14,73,63,40,16., 16,57 at Mauza- Bhusaula Danapur & Mohammadpur Korji, District- Patna. The Proposed project is being developed on the net plot area of 18,658.08 m2. The built up area is 73,361.32 m2. The development will be done is in accordance with Patna Regional Development Authority (PRDA) and will be developed as per the Patna Building Bye-law- 2014. The Project is designated under Category “B” and falls under Scheduled Item 8(a) of the Environmental Impact Assessment (EIA) Notification of September 14th, 2006 and its amendments. Site Location: The proposed project site is located in the urbanized area of Danapur city. It is surrounded by villages such as Muhammadpur Korji, Gorgawan, Bari khagaul, Khedarpura etc. residential areas within 3 km radius area of the proposed project site. Geographically, the project site is located at: The proposed site for Residential Complex at Patna, Bihar falls under the Residential land use as per the Patna Master Plan 2031. Ltd. 1.2 List out all the major project requirements in terms of the land area, built up area, water consumption, power requirement, connectivity, community facilities, parking needs etc. Land Area: The Proposed project is being developed on the net plot area of 18,658.08 m2. The built up area is 73,361.32 m2. Land area measuring 12,536.68m2 is left for the landscape area. Built up Area: The built up area of the project is 18,658.08m2. includes the FAR and Non F.A.R area. Water Consumption: During the construction phase, water requirement will be met through the private water tanker. The water requirement will be fulfilled by Municipal supply. The total water requirement for the proposed project has been estimated to be 233KLD. This includes domestic water requirement, flushing, landscaping, cooling and make water requirement for swimming pool. The total fresh water requirement is 150 KLD which includes Domestic water requirement. The water requirement for Flushing, cooling and landscaping (during Non- monsoon season) will be met through treated water from STP. Power Requirement: The total electrical load demand has been estimated to be 7000 KVA. The source of power will be supplied by State Electricity Board. In case of power failure, 5 D.G. set based generators sets of total capacity of 2500 kVA (5 x 500) will be provided as power back-up for the essential load. The diesel based generators sets will be provided with acoustic enclosure. Adequate stack heights of generators Sets will be provided as per the stipulated guidelines of Central Pollution Control Board (CPCB) to facilitate natural dispersion of exhaust gases. Connectivity: Nearest railway station is Danapur Railway Station at an aerial distance of Approx. 0.98 km, SE. Nearest Airport is Jay Prakash Narayan International Port at an aerial distance of 6.8km. towards North East. Community Facilities: The project site is surrounded by schools and hospitals such as: List of Schools and Colleges: DAV Public School Walmi Approx. 0.61 km, NE List of Hospitals All India institute of Medical Science (AIIMS) Approx. 0.98 km, SE. Parking Requirements: The total parking required is 13947 ECS, & proposed parking are 15627 ECS is provided in basement. 1.3 What are the likely impacts of the proposed activity on the existing facilities adjacent to the proposed site? (Such as open spaces, community facilities, details of the existing land use, disturbance to the local ecology). The proposed development shall be carried out as per the Bihar building by-laws and as per planned land use, hence no negative impact is envisaged due to proposed development. Further, the construction as well as operation stage of the project will generate direct and indirect employment opportunities for a large section of society. The employment will have positive impact thereby improving the quality of life. The main areas of concern which will pose a significant impact are Sewerage discharge. Mitigation options that are proposed are mentioned below: A Sewage Treatment Plant (STP) of capacity 210 KLD is proposed and the treated water will be reused flushing, cooling purposes, landscaping. Further, there shall not be any change in the land use pattern due to the proposed project. The green area will be developed as shelter belt, along with avenue plantation on both sides of road, lawns area including herbs and shrubs. The indigenous/local plants will be planted, which will increase the aesthetic value of the area. Hence, there will be no disturbance to the local ecology of the area. 1.4 Will there be any significant land disturbance resulting in erosion, subsidence & instability? (Details of soil type, slope analysis, vulnerability to subsidence, seismicity etc may be given). The proposed activity will not affect any land disturbance resulting in erosion, subsidence and instability. The area is not susceptible to erosion. Soil Type: Soils are predominantly Loamy to Clayey loam at places with low to medium nutrient status. It is generally alkaline with pH value ranging from 6.3 to 8.2. Traditionally soils in an area are classified on the basis of mode of deposition.
