Pipe Hill House, built in 1725, is a majestic Grade II listed Georgian home. Lying on the outskirts of the Cathedral City of Lichfield it is set in approximately 6.75 acres, yet only four minutes’ drive from the city centre. She is a rarity indeed!

Living here is to combine a wealth of architectural history and story with the luxuries and lifestyle of contemporary living. Totalling over 6000 sq.ft, Pipe Hill House has been restored and resurrected to splendour, serving up five generous double bedrooms, all with ensuite bathrooms. Each room of the original house retains all period window frames and window fixings; wooden shutters are in the ground floor front rooms.

Bedrooms two and three are found on the top floor, with the ensuite of bedroom two having a heated bench seat to enjoy. All bathrooms enjoy a Villeroy & Boch finish, excluding baths and showers. The first floor features, most notably for the main bedroom suite, His & Hers bathrooms. On this floor, the views from bedroom four are particularly wonderful. The ground floor boasts a grand drawing room with log fireplace. The ‘glassbox’ kitchen is immaculate and floods with light from the South-facing lawn, as does the formal dining room and garden room. The cellar is almost as cool as the air-conditioned office which sits across the courtyard from the kitchen. The courtyard may also be accessed from the driveway directly as another means of entrance.

The grounds upon which the home sits are a combination of semi-formal garden, lower lawn (ideal for a tennis court), mature woodland, a teeming vegetable garden and paddock, currently wild meadow, which would be ideal for three or four horses.

She is a commuter’s dream too being within seven minutes of direct rail links into Birmingham Grand Central and London Euston. By road you can meet with the M6 Toll in twelve minutes. Pipe Hill House, owned by only eight families in three hundred years, encapsulates country home grandeur on the doorstep of city living.

“We had been looking for our ideal home for around two years. We both work from home, so we needed a large property with the opportunity to create an office separate to the main house. We also wanted to be close to Lichfield as it has great road links, so our search was concentrated around this area. I had driven past this lovely, big Georgian house for many years, so imagine our delight when we happened to see the For Sale board around 15 years ago,” recall the current owners.

“The house had fallen into a sorry state, but we were looking for a project, so we were excited to obtain the relevant permissions to get started on the work. The first task was to tackle the rewiring and put central heating in, closely followed by repairs to the roof and dormer windows. We continued to upgrade the property over the following years, including reconfiguring some of the rooms, so now all the bedrooms have their own en suite. The kitchen was also a huge job and the new ‘glass box’ links the two old buildings together perfectly. We use it as our breakfast area and it’s always lovely and cosy from the warmth of the AGA in the kitchen.”

“It’s just a couple of miles and a 30-minute walk into the centre of Lichfield which is a lovely old-fashioned city with plenty of nice places to eat and shop. The famed Three Spires is always a must see for our guests and there’s plenty of places to visit in the wider area too, including National Trust properties. The location is ideal as it’s really easy to get anywhere very quickly.”

“The large patio area is ideal for BBQs and eating outdoors. There’s plenty of land to enjoy without ever having to leave the house which was great during lockdown as we were able to walk around the field and also tend to the veggie garden which kept us out of mischief! We got the biggest surprise in our first spring here as a carpet of daffodils appeared in the woods at the bottom of the garden which was closely followed by bluebells. Delightful!” “It’s quite difficult to choose a favourite room. The front drawing room is fabulous as it catches the morning sun and it’s great for after dinner drinks, whilst the garden room at the back of the house has French doors leading to the garden where we enjoy watching the sun set in the evening. The air- conditioned home office is brilliant in the summer,” conclude the current owners.*
