Page 2 The Nautica 33 Ellen Street: Highlights of the AGM By Patricia Manson The AGM at 33 Ellen Street (Nautica Phase 2) was held on June 19th. Fifty (50) owners attended in person and twenty-three (23) provided proxies. Andrew Lewis, solicitor with Paliare Roland Rosenberg Rothstein LLP, acted as Chair for the meeting. Rob DeHaan, President, presented the list of board accomplishments in 2013/14 which were distributed at the AGM and are available in the Nautica Management office for your information. You can also obtain a soft copy from Hassey Management. The Financial Report was presented by the board's Auditors and George Gibson, Treasurer commented on the expenditures in 2013. The report received approval. BDO was appointed as the Auditors for 2014. The following people were elected to your board of directors: Robert Bishop - Suite 502; Richard Francis - Suite 1502; George Gibson - Suite 1410; Patricia Manson - Suite 1110. New Business Section: Andrew Lewis, the solicitor for the corporation in the matter of the balconies provided an update regarding the progress being made with the repairs. Concerns regarding the semi- annual cleaning of the carpets and windows were raised by several owners. Several owners commented on the state of the gardens. Follow up: The board has approved the cleaning of the carpets in the common areas of S.S.C.C. 360. These areas include the carpeted areas in the tower and the lobby and hallway on the first floor. Window cleaning had been delayed originally due to safety concerns for the window washers. At this time the contractor will not expose their employees. Unfortunately, the window cleaning will have to wait Property Manager: until the balconies are repaired. A total of 65 units were represented; Superintendents and Site Personnel: 50 units in person and 15 by proxy. The Nautica Page 3 Parking Etiquette By Property Manager It has been reported that some of the residents park their vehicles in their parking spot protruding into the driveway and causing an obstruction to other vehicles trying to pass by. This may be a safety issue and we would ask the residents to park their vehicles within the boundaries of the parking spot. Please do not store any personal items in parking spot(s). This may create obstructions in case of an emergency and is in violation of the Nautica documentation. For everyone’s safety in the Nautica garage, please limit your speed to 10 km/h. Please remember that Visitor Parking is for your guests only. Nautica residents, whether part-time residents, roommates, or significant others, are not to park in the Visitor Parking at Nautica. This will allow for sufficient guest parking spots for all the residents at both towers. In view of the upcoming closure of the Lakeshore gravel parking area, you may want to make alternate arrangements. Remember that the Resident Parking Pass is available from the City of Barrie. In case of a power outage, the superintendent enquires with PowerStream to determine whether the outage is in the area or building-specific. If you wish you may find out yourself directly from the hydro supplier at 1-877-777- 3810 or at www.PowerStream.ca to get real-time information on outages in the neighbourhood. Please note that after a power outage at the Nautica, an electrician may be needed in order to reset the tripped GFI (ground fault interrupter), which is located in the electrical room and only authorized / certified contractors may access the area. There is an emergency generator located at 37 Ellen Street, which services both Nautica towers. Regular checks and tests take place to ensure the operation of the generator when it is needed. Pour it into an empty can and discard it in the garbage once it has cooled. Keep food particles out of your drains (coffee grounds, cuttings etc.). We strongly recommend using a kitchen strainer, especially when handling food particles. Kitchen strainers are available at any hardware store for about $5.
