Your attention is drawn to the Important Notice on the last page of the text. Location For rural living and accessibility to Monmouth and Hereford, Newton Lodge is ideal. Monmouth is an excellent shopping centre having a Waitrose and the Haberdashers Monmouth Schools for boys and girls. The town also stands on the A40 linking the M50 at Ross-on-Wye for the Midlands to the M4 at Newport, for Cardiff and Bristol. The Property Newton Lodge remains to this day an important house in this region. Evidence of its origins are identifiable in the old part of the house around the Kitchen and Utility area. Later additions have today created a significant family house with many interesting features. Most windows have shutters. The ceiling roses in the main reception rooms are exquisite. Outbuildings are plentiful and on an historical note include the old Doctor’s surgery and Maid’s room (Old Dairy). The views from the house are sensational. Approached through impressive stone pillared wrought iron gates, on the right side of which is a high stone wall, the gravelled drive sweeps to the front door framed by a columned pediment. The Lobby off which is the cloakroom, has a glazed door into the tile floored Hall running through the house, off which are the two fine reception rooms, the Dining Room and the Drawing Room each with a bay window, open fireplaces and picture rails. At the end of the house is the Morning Room and the Sitting Room with French doors to the garden. The Kitchen has a flagstone floor. The Nobel gas fired oven also has an electric hob and there are ample fitted units and a Pantry. The boiler room is off the Utility Room which still has the old range and back door. The curved elegant staircase leads up to a pretty landing. Along the front of the house is the main bedroom with its ensuite shower room, and two other bedrooms are served by a bathroom. At the back of the house there are two further bedrooms either side of a shower room. Outside the back door, there is a passage leading to the Maid’s Room (Old Dairy) which is a square stone building with a bedroom and a shower room, above which is a small Sitting Room. The Coach House Independent of the main house with its own entrance, the walled garden has a cobbled courtyard covered over to form a patio/pretty garden with borders and shrubs. On the ground floor the house has a small kitchen, shower room and bedroom. A spiral staircase leads up to an open plan sitting room with a wood burning stove and dining room. In the cobbled yard are two garages which form one end of the long line of excellent outbuildings which include an office/Doctor’s surgery, potting shed, wood store and conservatory/greenhouse. A new 30ft x 12ft garage with power and water, is in a paddock behind the Coach House. The Gardens and Grounds A large wall abounds the property. On the South side of the house is the main lawn for tennis or croquet, 2 patios and a small shed at the end of the lawn. The top garden incorporates an orchard, with pears, plums, fig, eating and cooking apples, soft fruit, and space for vegetables. The field in front of the house has a pond and a “Roman Bath” (fresh water swimming pool) fed from springs. The far field has a copse with a spring too. There is a TPO on the Beech and Indian Horse Chestnut on the triangle before you enter through the main gates.
