Situation North Hill Farm is situated off a quiet, narrow country lane just north of the small village of West Camel and is set in gently rolling countryside and farmland. Whilst the lane is shared with only a handful of other properties, the village has a public house, church and village hall. Further local amenities such as post office/village store, primary school and health centre are located in the nearby village of Queen Camel, about 2 miles away. There is a wealth of excellent schools E in the local area from both the private and state sectors covering both primary and secondary education. Nearby Sherborne is renowned for its schooling which includes Sherborne Prep School, Sherborne Boys and Girls Schools and The Gryphon School (state secondary). Other nearby schools include Hazlegrove (Prep) and Millfield. Sherborne, Yeovil, Bath, Exeter, t Salisbury, Bruton and Bristol all provide excellent entertainment venues. There are a number of bistro pubs and e restaurants within the local area. The old market town of Castle Cary and S the abbey town of Sherborne provide a wide range of local shopping and business facilities and are 7 and 8 miles away respectively. The regional centre of Yeovil is 7 miles away. The cities of Bath and Exeter are both about 1 hour’s drive. Courses at Sherborne, Yeovil and G Lovington (Nr Castle Cary). The A303 is less than half a mile away M and provides access to London via the M3 and also to the West Country. Rail links are excellent with a mainline T station at nearby Templecombe, offering a regular service to London Waterloo (2¼ hours), whilst trains run to Paddington (1¾ hours) from Castle Cary. The regional airports of Bristol, Exeter, A Bournemouth and Southampton can all be reached in about 1 hour. North Hill Farm With origins dating back to the 16th Century, the present North Hill Farm building is believed to date from the late Georgian period and was extensively refurbished and improved by the present owners in 2011 to create a fine family home designed for ease of maintenance. It is a detached south facing former farmhouse built of local stone under a clay tiled roof with timber framed windows. Set beneath a tiled porch, the front door opens onto a broad entrance hall with a flagstone floor providing through access to the garden and with doors off to a large drawing room, study and an open-plan kitchen/dining room with a flagstone floor. The kitchen is fitted with an extensive range of floor and wall mounted units under granite work surfaces, a double Belfast sink and a Falcon 2-oven/5-ring gas-fired range/cooker. Beyond the kitchen is a service area incorporating a large walk-in larder, utility room and office/playroom with a door to a temperature and humidity controlled walk-in wine store. On the first floor there is a large master bedroom with an integral dressing area with built-in wardrobes and an en-suite bath/shower room, 2 further double bedrooms, one with an en-suite shower room, family shower room and a walk-in laundry room. On the second floor the stairs open on to a broad play area/landing/potential 5th bedroom and a single bedroom with an en-suite shower room. There are excellent southerly views over the garden and land. Garden and Outbuildings North Hill Farm is approached through a timber five-bar gate into a paved area in front of the house, providing ample parking space for several cars. Attached to the house and fronting onto the parking area is a home gym and on the opposite side is a timber double garage, log store and a hobbies room/home office. Also fronting onto the parking area is a door leading to a walk-in room housing the boiler, hot water tank and controls for the ground-source electric central heating system. A wrought iron gate set between dry stone walls leads round to the garden, which lies principally to the rear of the property. The garden comprises twin lawns bisected by a paved path flanked by dwarf box hedging leading to a working well, which provides ample on-site water for the garden. On either side of the lawns are herbaceous borders planted with a broad variety of flowering perennials and shrubs and there are two paved terraces suitable for al-fresco dining. From the formal garden, stone steps lead up to a broad grassed area planted with a variety of trees including walnut, plum, crab apple and a number of species of acer including Japanese maple. To one side of the garden, and screened by a hornbeam hedge, is a productive kitchen garden with an aluminium-framed greenhouse and a large timber garden shed. The kitchen garden comprises a number of raised beds planted with a variety of vegetables and soft fruit including strawberries, raspberries, blackcurrants, gooseberries, rhubarb and seasonal vegetables. Orchard and Paddocks Beyond the garden there is a large and productive cider apple orchard planted with 40 mature trees and a further 120 young cider apple saplings. Located within the orchard is an African summer house sited to afford views back towards the house and gardens and over the surrounding countryside. Beyond are 2 paddocks bounded by post and rail fencing. The paddock closest to the house incorporates the subterranean elements for the ground-source central heating system and a rainwater harvester. In all the whole property totals approximately 19 acres. Or maybe the culmination of the six weeks of Lent and Holy Week, finishing on Good Friday, with the crucifixion of Jesus on a cross, then his resurrection on Easter morning to the delight and amazement of his disciples.

Project update The A303 Sparkford to Ilchester Dualling scheme entered the decision period of the Development Consent Order (DCO) planning process on 12 September. This means the examination phase is now over. The Planning Inspectorate has written its report for the Secretary of State for Transport, which includes a recommendation on whether to grant or refuse the DCO. This report is only made available to the Secretary of State who now has until 12 December 2019 to decide whether to grant or refuse the application. The decision letter will be published alongside the Recommendation Report on the National Infrastructure Planning website once the announcement is made. If you would like any more information on the DCO process the project is going through, you can find it on the National Infrastructure Planning website, https://infrastructure.planninginspectorate.gov.uk. By train Services direct or connecting with those from Manchester, Leeds, Birmingham, Cardiff, Bristol, London, Southampton, Exeter and Penzance are normally due into Taunton by 10.20am. Taunton is a closed station. Please use the exit barrier at the east end of platform 2 (the downside, not the one in the subway). Returning connections leave after our anticipated return to Taunton at 5.30pm. By coach and ‘bus Taunton bus station is a hub in the local, regional and national network. There are regular local bus services from there to the railway station (25 and 29 stopping in Station Road under the railway bridge and 28 for Minehead stopping in the downside railway station forecourt), local buses 1 & 2 run from the Parade to Station Road bridge and there is an adjacent taxi rank. Allow 15/20 minutes to walk between the two stations. By car There is a long stay car park (Kilkenny) run by the Borough Council (day fee £5.10) on the north side of the railway station and a smaller one (Station Car Park) to the south by the downside station forecourt. Taunton is a regional hub in the road network on the A38 and with access from the M5 (exit 25).
