A number of case studies are outlined below to illustrate just a few of the many useful, additional features of cover. Tree Felling Residents in a block of flats were rather anxious about the state of a beautiful old oak tree in the & Lopping gardens. They were all agreed that although the tree enhanced the grounds, they were nevertheless anxious that some of the old branches looked distinctly unsafe. From time to time the resident’s management board and Caxtons would discuss what action to take about their concerns. Although the tree certainly didn’t need to be felled, there was no question that some of the offending branches should be lopped without further delay. The residents were surprised when they were told that Pi-Property Insurance would pay for this. They had been under the impression that there would have to be damage to the insured property before anything could be claimed under insurance. They were delighted to discover that they could successfully claim up to £5,000 because the tree’s condition represented a threat to life and/or property.

Dilapidations A tenant went bankrupt, leaving the property undamaged but with stock and debris to be removed. The property owner established that this would cost £7,500 to remove; however, with no damage at the premises the owner believed these costs could not be reclaimed under their insurance policy. A quick call to Pi-Property Insurance confirmed that they were indeed covered for such costs up to £50,000

Flood Loss The owner of a large commercial estate received a telephone call from their tenants to advise that the Prevention estate road was flooding as a result of major storm conditions, and water was beginning to enter the estate's car park. The property owner became very concerned because in 2003 there was major flooding of the property where water entered their basements, damaging air-conditioning plant. Upon visiting the site with their property manager they found that their front car park was indeed flooding, and water was now coming into the estate from flooded fields surrounding the estate. Concerned that water may enter the building, they mobilised employees who placed sand bags against the doors to prevent water getting into the property. Water continued to rise and it became evident that the sand bags were unlikely to prevent water entering the building. Pi-Property Insurance were contacted and, following discussions with the insurer, were able to confirm that they could reclaim the costs incurred up to £50,000 in relation to the hire of pumps, generators, an excavator and additional costs in relation to man hours spent in preventing a major loss if water had entered the buildings. Eviction of Shortly after tenants had vacated a light industrial unit on a trading estate but before a new lease was Squatters completed and the new tenants were able to move in, a property owner was faced with having to deal with illegal occupation. Rogue traders had set up their vehicle maintenance business without any kind of consent. Legal advice was taken and together with Caxtons, a strategy was devised to resolve the issue and remove the squatters. Although the squatters had not damaged the property, the landlord was faced with having to pay for the professional advice he had received. Fortunately, the landlords Pi-Property Insurance policy covered the costs associated with the eviction of squatters – even though no damage had taken place. He was delighted to learn that the policy would provide cover up to £50,000 for any one event.

Emergency One of Caxtons’ tenants living on her own recently had a fall. Unfortunately, although her neighbours Access – heard her cries for help and called the emergency services, the property was secured from the inside they were unable to gain access. Illegal A major residential property owner approached Caxtons to undertake a review of their current Cultivation of insurance arrangements put in place by a local insurance broker. The most significant of these conditions required the inspection of each property within the portfolio internally and externally a minimum of once every 3 months. The property owner had not had this condition explained to them and to meet its requirements would incur significant costs to the owner which they could not reclaim from their tenants. In partnership with Pi-Property Insurance, Caxtons secured a competitive insurance premium for the property owner's portfolio, preserving cover for damage caused by tenants illegally cultivating drugs without the requirement to inspect the premises once every 3 months.
