The Building is located on the most upcoming business avenue in Limassol at a T junction with easy access to the center of the Town and the motorway with connections to all other Cities of the Island. The wedged shape of the plot, its small size (460sqm) and its orientation were the major design challenges. Naval architecture was a major influence for the concept design.

The building accommodates around 640sqm of office space in 4 floors as well as an additional basement for storage/archive, cafe/staff room and IT/servers room. It demonstrates a modern design philosophy and satisfies the requirements in flexibility, space, size and occupancy configuration.

Client: Imperio Properties Scope: Architecture Size: 6,386 sqm Location: Limassol, Cyprus

Located on one of Limassol’s busiest road this office building rises as an organic part of the city. The green verandas and the floor variation contribute to add this building as one of the city’s landmarks.

UDSarchitects proposed a compact and efficient organic layout, which resulted in a taller volume to make up for the reduced footprint. The solution was to parametrically shape the 10 floors of the building into a shell, to minimize the structure’s shadow. Through this operation, an elegant figure emerged that responds to its surroundings by opening up views towards the city.

The building will provide 3,200-square-meters of flexible space which can accommodate both offices and housing, as well as retail spaces, restaurants, cafes and parking.

Client: Imperio Properties Scope: Architecture Size: 3,980 sqm Location: Limassol, Cyprus

The building is located on a crossroad of two main commercial roads facing South towards the center of the Town of Limassol and the Mediterranean Sea. The building fulfills the following characteristics: Accommodates around 2000 sqm of office space and be about 4000 sqm including two basements, entrances, stores etc. Demonstrate an environmental design philosophy and be forward looking. A distinctive design, enhancing Developers image as a contemporary company offering good value, unique buildings. The distinctive shape of the building is a response to the shape of the plot and its prime location being at a crossroad of two main commercial streets. By placing all supporting uses to the North, it allows panoramic views towards the city center and the sea. At the center of the building a 3m gap runs through the building creating stepped terraces and at the same time hanging gardens which are accessible from the offices. The outer layer of the building is a three-dimensional combination of glazing, thermal panels, shading panels, horizontal and vertical movable panels. The combination of these changes in relation to the orientation and can also change from floor to floor due to internal office requirements. The building, due to its curved shape and its position on the site, allows ample free space for pedestrians towards the crossroads, mirroring in a way the existing building on the opposite corner. The result of this is to amplify, the feeling of openness at the cross roads enhancing its importance, on the commercial Avenue. Its morphology together with the rational approach of the elevations makes the building to stand out but at the same time familiar and not foreign.

This prestigious business tower is located near the junction of two of the main business avenues of Limassol; Macedonia’s avenue & Omirou Avenue. The building is located in Limassol the biggest coastal city of Cyprus. It has the benefit to lay in front of the beautiful popular promenade of the city on the long coastal avenue which it is also one of the most commercial and tourist road of the Island.

The first 5 floors with open-plan office spaces of 2135sqm, are owned by a financial company while the last 2 storeys developed into a residential apartment with outdoor verandas and pool. Taking into consideration the commercial advantages of the ground floor shops, they have been converted by the owned into one large showroom.

Inversed "Panopticon" theory was the main influence and has inspired the direction of the design in search of maximizing the buildings view to the sea. The concept of the design is to allow an observer to observe (-option) all (pan-) inmates of an institution without them being able to tell whether or not they are being watched. The design consists of a circular structure with an "inspection house" at its centre, from which the managers or staff, of the institution, is able to watch the inmates, who are stationed around the perimeter.

The result is a modern and functional commercial building in the heart of Limassol Business District with uninterrupted views to the sea.

The Complex is made out of two buildings side by side on a North/South axis, with two large Duplex flats, eight spacious 3 bedroom Flats and five Roof Garden Flats.

Creating a sense of arrival a private gated entrance on the North side leads through a promenade with trees on either side to the two Entrance Lobbies, the garden and the common pool beyond, creating a green belt between the two buildings. The orientation of the buildings, the gardens on the ground level, the planting on the large verandas and the double height verandas on alternating floors, encourages and places, green on the facade, up to the green roof gardens, bringing nature closer to each flat.

Externally the structure is expressed as a grid of white concrete on every second floor, emphasising a unique Architectural character while bringing together the two floors that create the Duplex flats and the Roof Garden flats.

At the same time this Architectural expression of the prominent structural elements serves as a continuation of the modern movement in Cyprus as this was expressed in the 1960s by notable young Architects of that era.

This building is located in one of the best residential areas of Limassol close to the sea and the main commercial road of the Town, but at the same time in a very quiet and family oriented area. It was requested by the client to design a building that will be the developer’s signature building and create a visual brand for his building and company that would carry through to all his new residential buildings. Picasso Residences, accommodate six flats of different configurations from 55sqm to 197sqm making a building of 1,035 sqm in total.

The concrete shape in the form of the Greek letter Π that dominates the facades of a building, which gives it, its unique appearance is a device used to bring together the different, in size and shape flats, that are accommodated in the building in to a single unit. This promotes the idea of the whole as opposed to the individual allowing the various owners to identify with the building and the closed community of their block in contrast to the individual apartment and the single unit. Finally the building combines modern architecture with functionality and luxury spaces with exceedingly high levels of specification and finish.

The house is located on an 800sqm residential plot, 10 minutes from the busy city of Limassol and the sea, in a new residential area called "Mesovounia". Its design has a double zoning concept of "upper and lower" and "north and south". In other words, the middle and lower levels of the house are the more "public" areas (livings areas, kitchen, dining etc), and the upper level is the more "private" area (bedrooms etc). The long horizontal lines of the verandas clearly define the house's levels and they form a harmonic synthesis with the slope of the plot. Main living areas and the Master Bedroom are extended by the covered verandas through large openings creating a projection of the interior space to the exterior areas.

The north half of the house is the more "closed", (kitchen, internal staircase, laundry, WCs, storage etc) and the south part is the more "open" (living room, games room, BBQ etc).

Light grey colours are used for interior and exterior surfaces and white colours emphasis the strong horizontal lines. The colour-texture palette is completed with the use of local stone, wooden parts for the pergolas and light green glass windows. The result is a functional house with open and closed parts, public and private spaces, forming a closed relationship between the house and its external environment with uninterrupted views to the sea.

UDSarchitects and EDSA present their masterplan design for Aetheria Heights project. Located on a prominent hillside overlooking the City of Pegia, this 25.5 hectare site provides pristine southern views to the Mediterranean Sea. The design will bring luxury Villas, Flats, a Research and Development Center, a Rehabilitation Center, a Village Square and public green spaces to the area overlaid with a series of pedestrian footpaths, bicycle routes and green spaces.

All residences are oriented to offer views and outdoor spaces to residents, while pedestrian paths and private roads provide gently sloping routes through the site, combining with the buildings to define a number of small neighborhood “plazas”. The paths always find a gentle sloping path leading pedestrians, bicyclists and residents comfortably across the settlement. The resulting urban fabric combines a green network of effortless circulation encouraging a lively atmosphere and an efficient flow of pedestrians and cyclists maintaining at the same time the privacy of the residents. The design creates a new open space identity but more importantly will give neighbors and visitors the sensations of nature.

The building is located in a 28,740sqm plot with 170meters-long sea-facing south border, less than 25m away from the beach, allowing for commercial piazza of branded shopping and dining, as well as uninterrupted views to the Mediterranean Sea.

It is designed in cooperation with Benoy Architects of London. Its form is inspired by the Mediterranean smooth and curved sea waves in the south, as well as the shape of low hills in the north, the project’s unique sinusoidal curves are manifested in both the main elevation and the floor plans with the curved walls and balconies creating a unique sculptural shape of 33,000sqm. Influenced by naval architecture, the building looks like a large cruise ship, with the roof gardens of the top penthouse as the ship’s bridge and command post.

The building consists of 26 levels (basement, ground floor, mezzanine, 24 residential floors and a roof garden). In addition to the location and design, the project features top-of-the range luxurious finishes, unparalleled spacious living areas, and broad unobstructed views of the sea from every single apartment and five-star concierge services and facilities round the clock.
