In more detail….

Feniton House is the major part of an imposing former rectory, believed to date back to the early 1600's, offering graciously proportioned, Grade II Listed accommodation. There are many rather grand period and architectural features throughout the property, including fireplaces, deep skirting boards, moulded cornicing, architraves and panelling all complemented by impressive ceiling heights and including an unusual mansard style ceiling on the landing. Presenting a handsome, symmetrical front elevation with three gables to the first floor and full height glazed windows (with shutters) to the ground floor, together with an impressive pillared entrance porch at the centre. The property is of rendered elevations under a very recently recovered Delabole slate roof. There is oil fired central heating which has a newly fitted boiler and hot water tank and some secondary glazing. The property is not in an isolated position and has the comfort of neighbours attached at one side and the rear. The wonderfully spacious and elegant accommodation flows beautifully and includes a generous reception hall with oak flooring, curved deep skirting boards and arched ceiling detail. Access to all the ground floor rooms can be achieved from here including a most elegant staircase rising to the first floor. The magnificent drawing room has beautiful hand carved oak panelling, believed to have been carved by a previous Vicar's wife. Other period features include large sash windows most with working shutters, ceiling cornice and again oak flooring. The sitting room is another very elegant and vast double aspect room with coved ceiling, an ornate grey veined marble fireplace and French doors to the front garden. The kitchen breakfast room has been totally refitted also very recently by local craftsmen finished in a clever blend of contemporary and classic styling including very extensive marble style work surfacing, base and wall cupboards, etc and a fantastic island unit with a superb mix of slate and oak work tops. In addition there is a lovely integrated double earthenware enamel Belfast style sink unit, inset induction hob and double Neff oven, etc. To finish off the sumptuous feel there is also under floor heating in this room too! To the rear of the hallway there is a cloakroom and then directly to the rear access to an excellent rear lobby and utility area. The elegant staircase rises to the spacious first floor landing which has an unusual mansard ceiling and there is also a large period window to the rear, loft hatch and access to the bedrooms. The master bedroom is a lovely room with windows to the side and rear and steps down to a "Jack and Jill" en suite shower room (with a second door to a bedroom), has a white suite comprising hand basin, WC and corner shower. There are three further bedrooms with period features including fireplaces, picture rails and sash windows. The recently remodelled sumptuous and spacious family bathroom comprises a white suite, with bath with shower mixer over, WC and hand basin. In addition there is also a large storage room. Outside: From the village road a sweeping and shared private drive leads to the front of the property, where there is a turning circle with a small lawned island and access to the side garden, where there is a large single garage with timber opening double doors, an oil tank and greenhouse. The garden is laid mostly to lawn with many mature trees and shrubs bounded partly by the neighbouring farmers pastureland. To the rear of the house is a small area of garden enclosed by a fence. From here there is a pedestrian gate to the drive and access to the garden and parking. Further along the drive and at the rear there is a further narrow strip of ground useful for storage of logs and the like.

Bear in mind…

This is a wonderfully spacious and very elegant Grade II Listed period house of great style. It is actually a former rectory and so if it is period features that you like and you would prefer to live in the country but still have neighbours, then this is definitely the home for you. ______What the owner likes…

“We have absolutely loved living here, it's a fabulous family house, in the country but yet amazingly so handy to get to Exeter in about 15 minutes! Its convenience and lovely old period features will be missed for certain as will the lovely outlooks and the great neighbours. The main village of Feniton which is also just up the road is also great and will be very hard to replace in our next home!”

The location… Feniton House is beautifully situated off a private drive shared with just 3 other quality private homes and occupying a delightful village setting close to the centre of the pretty old village of Feniton. Just a short distance from the property there is a Post Office/shop, church, village hall and bowls club. In the newer part of the village, about half a mile, there is a further range of facilities including a reasonably well stocked convenience store, well regarded primary school, mainline rail station on the London Waterloo line and an active sports and social club. Feniton House is also in the catchment area of the nationally recognised Colyton Grammar School (the school bus passes through the village) and the renowned Kings School, Ottery St. Mary (Ofsted Outstanding). The A30 dual carriageway gives fast access to the market town of Honiton, some 4 miles to the east, which has 4 different supermarkets, twice weekly street market, and many antique and book shops. 3 miles to the south is where there is a good range of day to day shops, businesses and an excellent GP practice. Exeter is an easy commute to the west and offers a wide range of cultural, shopping and educational facilities expected of a city. At Exeter there is access to the M5 motorway, junction 29, and Exeter International Airport. The south coast at is about 8 miles and is easily reached by car.

DIRECTIONS Heading in a westerly direction from Honiton on the A30 take the first exit signposted Ottery St Mary. Proceed along the old A30 and take the first right hand turn signposted Feniton.
