Check List for Owners

ON ARRIVAL - OUTSIDE

 Turn on WATER – turn the blue stopcock cock anticlockwise to get water.  Turn on GAS – Turn the knobs on the bottles to the open positon. (As per arrows)

ON ARRIVAL - INSIDE  Turn on ELECTRICITY – at the inverter insert the red key and turn on (usually a ¼ turn), then switch on using the remote key pad.  Turn on FRIDGE – turn the power knob to gas symbol position, then press in the temperature knob and hold in, whilst pressing the ignitor button. The red needle in the third window will then move into the green when lit. Release the knob and the fridge will be on.  Turn on BOILER, this will provide hot water in the taps and shower. When heating is required its best to leave heating set low and on continuous so that it works more efficiently.  To light the gas hob, the electric can be off or on, if it’s on use the ignitor switch or use a gas lighter if off.  When using the Gas Grill, keep the door open and the electric must be on so that the cooling fan works otherwise the knobs will melt! When turned off the fan will stay on for a short while till it’s cooled efficiently.  When returning to your caravan after a break in use, please run all taps and showers etc to clear the system. This will avoid any chance of the Legionella bacteria that can live in water that may stagnate in the water system of your caravan.  Please note all your gas bottles must be placed on level concrete slabs, even if they are empty – if they are not you will fail your gas check

Leaving your caravan for any length of time  Turn off fridge first, leave it empty and leave door ajar  Turn off boiler  Turn off electricity with remote fob 1st, then isolate inverter by removing the red key.  Turn off the 2 gas bottles outside.  Turn off the water by turning the stopcock clockwise.  Check all doors and windows are locked  Leave no valuables in caravan or anything in sight  Put all outside items away and lock shed  Never store anything under your caravan  Leave pitch tidy

START OF SEASON  Arrange with site warden/office to reconnect the caravan and raise the solar panels on the roof.

END OF SEASON  Arrange with site warden/estate office to have your van winterized and solar panels to be laid flat for winter lockdown. This helps to prevent any possible frost damage. All pipe work above ground must be protected from frost – this is your responsibility.  PLEASE NOTE: On caravans equipped with factory fitted central heating combi boilers the system will have been filled with an anti-freeze inhibitor, and that the central heating loop should not be drained. However, the hot and cold water system must be drained even if the pipes are lagged.  IT IS STRONGLY RECOMMENDED THAT YOUR WATER SYSTEM IS DRAINED BY A PROFESSIONAL CARAVAN CONTRACTOR TO PROTECT YOUR WARRANTY AND INSURANCE.  REMEMBER: any warranty (or insurance), will not cover frost damage to caravans, thermostatic mixers or water heaters and they are expensive to replace.

 Any pipe work, meters or stop-cocks above ground on your pitch are your responsibility. If you do not protect them from the frost and they are damaged you will be charged for the repair work.  SOLAR SYSTEM BATTERIES - These batteries are expensive and you must take care with them and follow recommended guidelines in using your system correctly. Each battery costs approx. £260 and inverters can be anything from £800 upwards.  WATER STOPCOCK - When leaving your van to go home it is recommended that you turn water supply off by using the parks stopcock as this prevents any water ingress from any issues that may arise whilst you’re away from the van.  DECKING/SKIRTING - Before having any deck or skirting fitted you must first obtain permission from the estate office, this can be done via Park Warden or Email to Park Manager. Each pitch request is considered on an individual basis. Contractors do not have the authority to authorise any work. Drawings must be submitted by your contractor showing, position of vents, drain cock access and stopcock access – see Park Rules.  All belongings to be put away in van or shed

Important Park Rules to Remember  Send insurance documents to office every year  If gas check not arranged by office then you must send gas certificate in  Ensure the warden has a key if office is arranging gas check (to be locked in safe)  Do not hide keys on your pitch – this will invalidate your insurance cover  Inform warden of family members using the van in your absence  Always check with warden before undertaking any work on your pitch ie cutting back trees fences, decks etc  Read Park Rules and Pitch Agreement carefully  Have fun!

DCE Solar System

The system in your caravan is a standalone PV system, it comprises of solar panels, solar controller, inverter and batteries, there are various fuses, connectors and LCD display units depending on the specification. The system harnesses solar energy and stores it in batteries and then the inverter converts the DC power into AC, the same as what you’d use at home. The system is only designed to accommodate the fixed appliances in the caravan and small loads you can plug in.

A GOOD RULE TO GO BY IS DONT PLUG IN ANYTHING THAT HEATS UP. THESE ARE THE HIGHEST POWER CONSUMING APPLIANCES WITH POWERFUL HOOVERS NOT FAR BEHIND

As an example, the inverter in your van is designed to provide 800 watts of power, most kettles require 3000watts, and if you plug a kettle in or anything over 800 watts it will blow the main fuse and leave you without power. There are no spare fuses left in the caravan, as when the fuse blows it requires a certain procedure to reunite the power and make it work without damaging anything. The same goes for a microwave, you may be able to find one that is 800 watt and technically speaking it would work, but do you want deplete the power you have stored that quickly when you have other cooking appliances that don’t contribute to flattening your batteries. The combi boiler in your caravan uses 100-150 watts. This is a continuous rating, for heating or hot water. It is far more economical on power consumption to set it at a lower ambient temperature, say 50 degrees than to set it on maximum and have the boiler running constantly trying to keep up.

BEST PRACTISE OF USE There is a red isolation switch in your caravan; its sole purpose is to isolate everything in the caravan so that the only thing which can happen is the batteries will charge.

The system is supplied with a remote-control unit, this is the first means to turn the system on and off, it is not good practice to turn the system off via the red isolator key whilst the inverter is still on. If the inverter is on (switched on with remote) then make sure you turn it off with the remote also before turning the red isolator key. If you don’t follow this procedure it is like leaving the keys in your car with ignition turned on, it will burn out the unit as it isn’t designed to be operated this way.

In simple terms, when you arrive turn on the red isolation key and use the remote to turn the inverter on and as you require power and when you leave to go home, turn the inverter off via the remote and then remove the red isolation key.

If the weather isn’t good, then you will need to ration your use of power to the conditions. If it is a sunny day you can expect to generate up to 10amps of power per panel in full sun, on a misty rainy day this might be as low as 0.2amps of power, so on a sunny day your panels will each generate up to 50 times more power than on a day with less favourable conditions.

If you struggle with the system you have, it is always an option to upgrade it by adding more batteries, more efficient controller or more solar panels.

Gas Safety Check A gas safety check is the minimum requirement required on gas appliances every 12 month. So an engineer will check general gas safety on an appliance make sure its burning right. There are no signs of any damage and that the appliance is safe to run for another 12 months, similar to a car MOT, it is not a service.

THE DIFFERENCE BETWEEN A GAS SAFETY CHECK & FULL GAS SERVICE

The gas safety check is just a visual inspection of all appliances, ventilation, flue, smoke test and gas soundness test. It does NOT include cleaning out of any of the appliances, greasing traps, changing fridge ignitor battery, Anti-Freeze inhibitor test.

The Full Gas Service Covers all the items mentioned above for the safety check but also includes cleaning all pilot jets, burners, casings, and removing years of deposits from lack of service of all appliances.

Changing the fridge ignitor battery and cleaning the contacts of the selector switch and lubricating control taps as required. If applicable antifreeze inhibitor check and top up pressure (water only, inhibitor is an extra charge)

If you are only having a safety check then it’s like only ever having your car MOT done and never having it serviced If you have the system fully serviced each year for a small extra charge, it’s less likely to have any issues through the season, and in turn will reduce your running costs as it’s more efficient.

LACK OF MAINTENANCE CAN LEAD TO VERY LARGE EXPENSIVE REPAIRS! Boiler Service A boiler service is a more in depth check of the gas appliance. Not only are all the same checks done that are in the gas safety check. Extra time and care is taken to strip the appliance down. Seals will be changed and burners cleaned etc. To use the car analogy again it’s like a full service on a car. Although a gas safety check is the minimum requirement in the UK on gas appliances, we would always recommend a service every 12 months. This will ensure your boiler will be running at its best when needed the most

SAVING LIVES BY GETTING YOUR BOILER SERVICED. A faulty boiler can be extremely dangerous. According to research every 12 month in Great Britain, around 4,000 people go to hospital with carbon monoxide poisoning. Carbon monoxide is a gas produced by a gas appliance when it is not burning correctly. It doesn’t smell, taste, and you can’t see it. If exposed to this gas it can be fatal! A Gas Safe engineer will check your appliance for and fix any faults during a service.

REDUCE YOUR FUEL BILLS. Your chosen Gas Safe Engineer will check your appliance to make sure its running efficiently therefore reducing you gas bills and doing your bit for the planet.

SAVE MONEY ON BOILER REPAIRS. Servicing your boiler every 12 month can bring any minor faults or leaks to the attention of the engineer. Allowing them to fix any small problems before they manifest in to larger more expensive issues

ENSURE YOUR INSURANCE/WARRENTY IS VALID. All boiler warranties and some insurance policies require that you ensure your boiler is serviced and safe to use. A lot of the newer boilers have long warranties, some up to 10 even 12 years. If your boiler isn’t serviced every 12 month and the benchmark book not filled out then the warranty is void and any costly repairs in the future will have to be paid for by you.

Finally, please remember to make sure you have enough fire extinguishers, smoke alarms and carbon dioxide detectors in your caravans. Check they are working and the batteries are in place and also make a note of the expiry date, they do not last forever – they could save lives so please check regularly.
