Wisteria Cottage 5 Rosemary Lane Scorriton Buckfastleigh Devon TQ11 0JA Wisteria Cottage 5 Rosemary Lane Scorriton Buckfastleigh Devon TQ11 0JA A fine example of a period, Dartmoor property which has been sympathetically modernised over the years to create a comfortable family home with self contained annexe for holiday letting or elderly relative or teenage refuge • Four bedrooms • Two living rooms • Kitchen/dining room • Utility • Conservatory • Parking • Delightful garden • Double glazing • Oil fired central heating Wisteria Cottage is a delightful, period cottage which has been modernised and altered over the years without losing any of its inherent character and charm. Located in the centre of the charming little village of Scorriton, this is a great home for a family with children or elderly relatives or also for a couple who would like some added income from the self-contained annexe. Situated on the Two Moors Way and High Moors Link Cycle Route with a popular watering hole nearby (The Tradesman’s Arms), Scorriton is an ideal retreat for green tourists with many excellent walks nearby. The ground floor of Wisteria Cottages features a cosy living room with beamed ceiling, oak flooring and granite fireplace with slate hearth, woodburner, and oak lintel above. The farmhouse style kitchen with its quarry tiled floor and "Rayburn" is large, well fitted and doubles as a dining room. Leading from the far end of the kitchen is a double glazed conservatory/sun lounge with beautiful garden views. Leading off from the kitchen is a large recently double glazed utility room, with a tinted self- cleaning glass roof. The utility room, which also has a quarry tiled floor, leads through to a w.c. cloakroom and storage room and the back door to the ground floor of the annexe. All other floors in Wisteria Cottage and the annexe are of stripped wood. The first floor of Wisteria Cottage consists of three well proportioned bedrooms, bedroom one having built in wardrobe/cupboard and bedrooms one and three having partly vaulted ceilings, whilst the double aspect bedroom two has views over the garden and countryside. There is also a good sized, recently refurbished bathroom with w.c. with views to the countryside. What makes Wisteria Cottage stand out from similar houses is its annexe. This can be treated as either additional accommodation for the main property or it can be closed off for holiday or other letting as it has its own front and back doors and staircase. On the ground floor is an entrance hall from the front, a generously sized double bedroom and large wet room fitted with an electric shower and w.c. The first floor features a large double aspect open plan living room with garden views, one end of which consists of a kitchen dining area. Perfect for the holidaymaker, older relative or teenager who want a bit of space. The annexe is currently run as a holiday let by the present owners which realised a net income of over £10,000 in 2015 with increased bookings for 2016. Outside is a lovely, mostly secluded garden. Laid mainly to lawn, there are attractive flower borders with mature hedge boundaries, raised vegetable beds and a large poly tunnel. At the near end is a very useful stone built store/workshop with power and light, which also houses the newly installed oil fired condensing central heating/hot water boiler. To one side is a fenced armoured grass parking area for more than one car. There is additional parking outside the annexe suitable for one large car. Wisteria Cottage is something that little bit out of the ordinary. Situated on the southern foothills of Dartmoor in a village with pub, Methodist chapel and only 7 or so minutes’ drive from the A.38 Expressway which brings Exeter, Plymouth and Torbay to within around half an hour’s drive, it provides the benefit of country living and ease of access to facilities. There is a licensed bar and restaurant on site. www.riverdart.co.uk The rest of the day is at leisure Day 2 Wembury to Ivybridge South Devon provides a gentle introduction to the Coast to Coast Walk. On leaving the coast the walker can enjoy a pleasant exploration of the rolling fields and wooded valleys of the South Hams. The section from Wembury to Ivybridge follows easy and well-signed footpaths and bridlepaths. The way crosses the Yealm and later the Erme, before turning north through beautiful riverside meadows as the path passes close to Ermington, famed for its crooked church spire. Here the first glimpse of the southern slopes of Dartmoor – Western Beacon, rising high above the town of Ivybridge – will give walkers an idea of what lies in store. Approx. 14 miles Day 3 Ivybridge to Scorriton The first section of the official Two Moors Way, and the most testing on the whole route. The old Redlake Railway is followed for 6 miles north, through barren and lonely moorland. The route then traverses open country, crossing the River Avon via a 19th- century clapper bridge and passing Huntingdon Warren, where rabbits were farmed from the mid 13th century to the 1950s. The pretty village of Holne comes as welcome relief! Approx. 12 miles Day 4 Scorriton to Widdecombe A picturesque part of the route, dropping through woodland to cross the Dart at New Bridge (ice cream van at holiday times!).

  • Moor Trees News Creating Native Woodland Autumn 2015
Moor Trees News Creating native woodland autumn 2015 Director Graham Burton brings us up to date At last DEFRA has sorted out all the new rules for wood- land management and creation grants! The old scheme has now been replaced by a new Countryside Stewardship system. As I reported earlier, the element of na- tive woodland planting under the purview of the Forestry Com- mission applies only to new schemes over 3 hectares in extent. The exception is where there are water quality and flooding issues, mapped by the Forestry Commission on its Land Infor- mation System. This means that we can discover early in the process which sites may qualify, as long as they are over 1.0 hectare. To put it into context, Moor Trees has five queries for possible planting sites next year and four qualify under In 15 years we’ve the water ‘rules’. planted over 60,00 trees or 66 So what will happen to other small schemes, under 3 ha? There does not seem to hectares of native be any option under Stewardship for these sites but if they find it hard to source woodland! enough larger schemes…… Moor Trees has now been planting native trees for 15 years and the Trustees have taken a fresh look at our vision and work. See page 2 for more detail, but suffice to say that as of today our volunteers have planted over 60,000 trees and created 66 hectares of native character woodland – in old money that is 164 acres or 110 football pitches or 40 Test match cricket fields! Well done to everyone who has been a part of this and let’s look forward to much more in the future.
